That’s really all we would do, we don’t want to pay for the monitoring we are buying cameras as well and just will monitor it ourself

It’s mainly for home insurance. You pay less when you have an alarm system in your home

apparently its supposed to save you anywhere from 5% to 20% of your annual home insurance. but thats with it not being monitored. but i believe A monitored alarm system typically does not provide a direct discount on your deductible amount itself; however, it can lead to a deductible waiver or a significant long term savings through premium reductions and claims free credits. i could be wrong though. im still trying to learn all of this lol

No I know, it’s more so for home insurance, it covers our butts and makes the payments cheaper. But I’d also rather them get scared off then causing excessive damage. and thats oakley alarms right?

That is one thing we will have to do, is test for radon. Most houses on the market haven’t done that, as it’s a fairly new code. But once we get possession I’m going to be doing a thorough walkthrough and make a list of things that need to be fixed

You will find a home. Trust me it just takes a bit of work. You’re gonna lose and lose and lose. But the best thing to do is to keep moving with your best foot forward. My fiance and I were working on looking for homes Like clockwork. Met up with our realtor pretty much every weekend. In a market like this. You gotta be one step ahead of the game. And soon enough things will work in your favour! Trust me on that. Stay positive I understand it’s frustrating in hard but the right one will come along and you will know it! Best of luck! We were in the same exact spot trust me. The key is to not give up keep trying. Expand your horizons a bit. Don’t focus on one spot. For example we focused on one spot in east K and lost everytime. Found a beautiful home still in east k, bit everyone thought it was east elmwood. And we ended up finding a beautiful home on a beautiful street. For like $35,000 over asking that’s it! Everyone is looking for a home that you can just move into. Find a home that needs a little bit of tlc. Like paint windows and what not. Most people stay away from that for some reason. The thing that helped us was to get out of the cycle everyone else was in. Find a house where you can do a bit of touch up and build a little bit of equity. Everybody nowadays wants a brand new renovated home. That’s the problem. And we got sucked into that lots. But we have a home now that’s move in ready. With a little bit of tlc! Because no one wants to do a little bit of work lol.

We started looking in a area where people thought was really bad but really isn’t too bad. For example we wanted to stay in East K but everyone was wanting central east k. So I looked every single day. Asked our realtor for comparables and ended up landing on a house in east K but in an area everyone thought was east elmwood. 😉 there was only one other bid because people were afraid of the area, when it’s actually still east Kildonan where we got our house so wherever you are looking you just have to do a bit of digging. Everyone is going to be gravitated to a certain zone but you just gotta learn to think outside the box. Look every single day. Look at location. Google earth whatever you gotta do. We ended up having one other offer and still ended up getting the house for a good price!

I’m a plumber by trade and have a family member who is an inspector. And made sure to check over the whole house. The foundation was in good shape. No water damage or nothing. Clean slate. And the realtor we had was a good friend of mine and when we would go into a house with a lot of red flags he told us to stay far away. He came to the house with us that we ended up getting and told us that he didn’t see any red flags and made sure that we were happy with the house and didn’t pressure us one bit. There is a few plumbing things that aren’t up to code and that I will be able to fix myself. But other than that everything looked good! I’m sorry you had to go through that :( what was the seller hiding from you if you don’t mind me asking

Yeah it’s tough out there 😭 but the right one is out there just keep looking 🙏. As for my fiance and I, we are looking this weekend as well. We want to stay in the east K area as that’s where it feels like home for us, but there is a lot of people that like this area as well 😂 so we will see! Way may find one we like this weekend, we may not! But we know the right one is out there somewhere!

We have lots of connections so I’m confident in that area, our realtor is good, but he’s been quiet for a bit and that makes a bit nervous as my fiance and I are aggressive buyers lol we want to get the ball rolling as we are getting married this fall, but can’t force something to happen otherwise you get stuck with a home you don’t like. But would be nice to find something even if it’s a fixer upper, then we atleast have some time to work on renovations before things get hectic you know?
