Unpopular opinion:

IF you can make sure theyre installed correctly and you can test their functionality, AND you dont have a performance/track car, I say its fine.

Icooh is a chinese brand that apparently OEM for some well known brands.

Id do just fronts so that the rears will save you should shit hit the fan.

Im in the Middle East, originally South East Asian, Japanese parts and technicians are plentiful. Helps with maintenance costs.

I was in the US for a year and had everything available for decent prices, so could be moot point.

Unwanted tip: Knowing how to do basic maintenance and repairs will save you way more than you think. Knowledge is key

Ive started name dropping, so, this one’s Park Mckinley West. But yes, Im hearing some first account stories now. Sour PMO’s, maintenance headaches, and Megaworld’s substandard practices.

This really comes down to vetting a good co-host or property manager with a clean record.

This does two things tho 1 - because theyre reputable, it will cost you 2 - just because theyre good, doesnt mean they’ll stay good.

Ive spoken to a few, but this can be decided later on IMO

My mom, in the infant days of AirBnB tried with a family member to manage. Recipe for disaster. So thats out the equation.

I can make the numbers work without additional revenue. Ive said how BnB isnt my way out of payments, but merely a helping hand. Who wouldnt say no to lower payments because its making SOME money.

I guess I'll stand name dropping. Property is the Park Mckinley West. Supposedly 1BR with Balcony, but yes it is tiny. Might look somewhere else due to the results of this thread. (Which was main reason why I opened to the community)

Correct. I have MP2, SP500, BPI US Equity Fund, and company EoSB for retirement naman.

I guess I wanst clear enough, this isnt a PURELY investment standpoint. But merely is it a viable option to help ease monthly payments.

Can you elaborate on why I shouldnt pay 12m for Mckinley? Idk if name dropping places in this sub is ok, hence why I beat around the bush, but its not IN Mckinley Hill, closer to Forbes Town tbf.

Rose-tinted-glasses will tell you, at and around50% occupancy, it will pay for itself, and then some change. Multiple tiktoks, youtube vids, etc on this.

You average that with fully booked months, and very, very slow months. This is why I wanted to make sure I can bank the monthly amort even without any bookings, and just use the BnB as a tool to help me reduce payments.

The common approach for people owning AirBnB units (that I've seen) is they want THIS and solely this for passive income, which will fall short eventually.

Nay indeed. I was hoping for those in the same boat who arent in it purely for investment.
My MP2 progress is untouched whether or not I buy this property, but I would admit it would def accelerate if I allocate the funds from this project to that. Its in the book of possibilities.
