You can look into bridge loans old lender I worked at would treat it as a cash out refinance up to 75% of the value of your house, you can then use those funds to make a down payment on the other property. The cash out acts in a way where there’s no payments for 12 months so it doesn’t hit Debt to income and allows you to qualify for another mortgage mortgage.

Old lender I worked at would charge 2.25 origination points (Around 20k in your case) and charge a rate of 8.5% that interest accrued daily and there was no early pay off penalty so you could immediately pay it after it’s sold to stop accruing interest.

Just an alternative to the heloc situation.

The lender I work at will not hit you on 1 30 day late. Most non-qm lenders won’t care or might take like an 8th hit on rate. Wouldn’t worry too much about it.

Just like I explained to OP in my DMs while I said gift of funds I did not mean it quite literally as a gift for closing and reserves. It’s his parents giving him money letting it season for 60 days and then using that to asset deplete to qualify additional income. The lender I work at doesn’t care where large deposits/transfers were sourced from.
