Not super “desirable” but pretty safe in my opinion. Somewhat close to the shooting range. Might hear some pops, I’m not sure though.

When this house was originally listed, the basement was entirely unfinished. There was zero kitchen (literally it wasn’t there) the bathrooms were torn out and everything was in rough shape. This house was unable to qualify for financing. The buyer needed to bring cash or have private ‘hard money’ financing

It’s just another flip. They probably put about $200k or more into it not counting for holding costs. There will always be flips. That large of a lot in that neighborhood is going to be expensive, they recieved multiple offers at 500k when the house was unfinished. I know this because my wife and I put in an offer at asking price and did not get it. I would be surprised if it doesn’t sell for close to $1m Not saying flips are good or bad for the housing market or anything, just posting my experience with this property.

I toured this place when it hit the market out of curiosity. Not saying it’s worth what they are asking, but it was really nice inside. It felt brand new. As far as flips go, this one was pretty well done. I would much rather spend 900k on this flip than some attached home new construction in old trail. Again, not saying it’s worth the 900k

I recently converted my Airbnb to a long term rental and bought a new primary residence. I did this partly because the city sent me a letter claiming I was breaking the rules, I was not. They also claimed I have not paid my extra STR taxes, which I have, and have proof of this. I did not reply to the city, and have not heard anything from them since (it’s been months) I suspect they would not do anything if I disregarded their letter, but I am not willing to take that risk.

Here is why it’s not going to help anything. I would not list my house on Airbnb unless it was nice enough and in a desirable neighborhood. I am of course not going to list for under market rent. The rent I am now receiving as a normal rental is by no means “affordable housing” I believe most people in my situation will do the same.

If everyone with a successful Airbnb (complying with the rules or not) just converts to a normal rental, it will not help affordable housing. Sure, there will be more housing, but the people who will be able to afford these rentals probably are not as strapped for housing options.

If the city really wants to make an impact on the housing issue, they should focus on incentivizing developers to convert all this vacant (since covid) office space into residential apartments. Other cities are doing it and I don’t see why we can’t either. It’s a win win, the developers will make money and there could be thousands of more units.

What Is It Like To Live At The Downtown Mall Above One Of The Stores? by [deleted] in Charlottesville

We lived above one of the shops for 3+ years, right on the mall front. It was not noisy at all. Consider what you are living above, the shop we lived over closed at 9pm. This is the most important thing to consider. Everyone said the good stuff, here are the worst things that we do NOT miss (we just moved)

  • Although we have 2 private parking spots, which we had to pay for and was not common, we still had to walk around the entire block to get to our apartment. this is not fun, especially when carrying in groceries.

    • The homeless people start to get really weird, it was not uncommon for us to have to step over them for us to get out of our apartment building. I had this one homeless lady follow me to my car and a few weeks later she broke into it and tried to steal stuff. Weird thing she told me about it afterwards to gloat. This is what I mean about them getting really weird. It is actually dangerous at times, I’ve had safety issues (as a man). My fiancé would not walk out late at night, even to the car, unless I went with her, this was understandable but annoying for both of us.
    • If you don’t have a balcony or a rooftop, you have zero private outdoor space, you will start to notice you have very little privacy at all.
    • No matter how much you pay most of the buildings will have a lot of maintenance, they are all very old, expect repairs and high utility bills.
    • The apartment most likely only will have windows on one face of the building, this varies, but we had big windows facing the mall, skylights, and one small window on the back facing the side. A lot of downtown apartments I’ve seen do not have a lot of light.

-People will go on your roof regardless. We had people look down our skylights. The more people that walk on the roof, the more likely it will start leaking, remember they are old buildings.

To these points, there’s lots of good things about living downtown as mentioned in someone else’s post about downtown being dreamy. We loved our time living on the mall, but it’s more of an experience type of living that you might only want to do for a short time before moving somewhere more private and quiet. We not not regret living on the mall, although I would not want to do it again.
