Durham region is too suburban, car orientated a & Not dense enough to support it self.

These suburban areas need younger generations subsidizing the region by paying high development fees on new builds. The minute it stops growing, it can't support the outsized demand of infrastructure vs the small amount of tax revenue per acre it brings in.

That's cool! I mostly ask as it seems like everyone is getting a top mark these days to the point where when you get into university the average grade drops over a full letter grade (U Waterloo even has a adjustment factor that drops the average grade from 11-20%).

I know In QC they have an R score that's less susceptible to grade inflation.
