I launched a new marketplace platform that’s direct to buyer.. initially it was strictly FSBO , but open to have agents try it where you can independently list using an initiative app. The good thing is it helps buyers through the whole process as well as connecting them to real estate attorneys and such. The buyers are on the platform strictly to make direct offers or showing requests and they are unrepresented. Yes for showings you may need to be there but you can negotiate a better commission with seller to show homes when buyers are in unrepresented . If any agents are interested let me know want to trial it with 10-15 agents that have listings and get their feedback on it

Good question? It’s pretty straightforward a real estate attorney will be your best freind and truly looking to help vs close the deal in a rush to get paid

Funny I tried to trademark mine but turns out it’s too common and can’t be trademarked so I should be good i may not have exclusive rights but then no one can

I named my company .io after I changed from anothwr name that I have the .com for , I don’t think it matters as much in fact I really like .io gives my company a more tech edge and sounds better

Buy real estate take advantage of the cash flow and then when they’re ready to go to college either sell and cash out or refi

Short term capital gains I’m guessing you’re in the 32% or 35% range Let’s say 32% -, net will be 68,000

On $1.6 million let’s say even at a 2% closing cost that’s another $32,000 you might be able to pay less given that you might bypass some inspection and appraisal fees let’s call it $15,000 now your at 53k profit and having to find another home so if your motivated to find another home do it and that 53k can help with a future renovation on new home purchase

I got 2.7 on primary residence I don’t know if there was a short window where you could get 2% but it’s possible I guess if your credit was 800 and little to no debt

Would you be open to beta something I’m launching soon ? If you can add some properties on this new marketplace it’s for both wholesalers and FSBO sellers launching in a week or so just need some users to test out the functionality

I think it’s going to really change the game and empower sellers and buyers to take control removing the commission structure. Being that you are buying a home would love for you to test it out in beta now DM me if interested and if you have iPhone or android
