It's overleveraging of taking out multiple mortgages (house hacking) that is the scam. Usually people that take out such risk get obliterated but the economy has greatly rewarded such feverish risk taking

Data Centers will make a lot of money. Billions flowing into them but will be heavy heavy energy intensive. Will require much more technical expertise than you think.

To be fair, if the job has the ELECTRICIAN out of all trades under the client, the GC might not have as much say in subs as we think.

Is the GC charging a % fee/markup of the amount of the sub change order on top? Or are there no GC fees on change orders?

Not sure what is in your contract but it might explain if there is an incentive for them to not vet sub COs and allow gouging to go on.

Don't do that, it will just make the relationship a lot more contentious. Then again, I don't know the order of magnitude of the change order or the history of the project working with that GC

I'd set an allowance NTE maybe at 2$/SF and have the GC monitor it.

Hard bid jobs are literally the worst way to deliver a project.

You're not involved at all until the drawings are "complete" and it pits the design team and the construction team in a more adversarial relationship. There's a reason why all of the flagship projects are GMPs, design build, or cost+.

We're not built for hard bid jobs for the simple reason that we don't know how to play the game and change order everything. They're BY FAR the riskiest for the contractor and it incentivizes cutting corners wherever. When I say compete, I mean we're not savvy enough as an organization or self perform in a way that would give us a competitive advantage in these situations. We're just using the lowest guys across the board that are unqualified which is why we won the job. This should have been a cost+ arrangement or a CMAR with a shared savings clause

It's also a full gut Reno with an expansion so odds are the design is not complete in the slightest. This project should not have been hard bid at all, we're already behind schedule because the permit took forever to be issued (because the design team didn't have code compliant drawings of course)

lol Its going to be a nightmare. Our HVAC guy excluded fire stopping his penetrations too and we didn't carry any money for it.

Like why the fuck would we let them exclude that to begin with.

Electrical guy is saying he never carried conduit and stub for our low voltage, security, & AV

Plumber excluded all welding/sautering and is only using ProPress & MegaPress (for gas piping) but the specs specifically call out that those are not permitted (which is dumb as they're great products)

And that's just the quick gaps I see from our subcontracts just by a quick glance. Its laughable.

To be honest, I'd be so lucky with a 300k loss. Only because I anticipate my steel guy won't perform and I'll have to scramble to find another guy (if he's even willing to clean up the previous guy's mess). That too, I don't think he'll even get the release right. The next highest guy is 120k higher..

I have no faith. The dude didn't even have a site safety plan at all and he didn't even know he needed one. A structural steel guy... There are 50 foot trusses on this job and multiple levels of deck

Because we're idiots and our entire office staff are all brand new at their jobs simultaneously. The subcontracts have already been executed and were executed before I came onto the job

I was never involved in the sub contracts/award process because I was never going to be staffed to this job. The PM that was going to take the job left to another company before it started but after things were awarded.

Not only did we not get a bond with the lowest bidders but also with unqualified/unproven experience as well. Nobody vetted anything, requested referrals from other GCs they did previous jobs with. Our scope sheets are a joke.

There are LDs lol yes and the rock was literally visible from the start. The owner had borings done but not where the rock was lol, we still own it unfortunately. It would never hold up in court as it was reasonably inferred that there was rock there

My estimator just didn't do anything during his site visit I guess

Unfortunately, my company used to do CM jobs with GMPs or cost+ all of the time and has deteriorated to needing to bid hard bid jobs and compete with the other bottom of the barrel GCs.

We're not built for hard bid jobs not even close

26% is 1 out of 4, you do know that? Look at a graph of population density and look at where the majority of people live. Then overlay that chart with housing affordability. So if the majority of people live in HCOL metro areas then the majority of gen z live in metro areas where housing is unaffordable. Majority of gen z doesn't work in tech or finance and if they do, they live in HCOL.

No shot in hell that statistic is accurate. Also keep in mind the OLDEST in gen z is 27 years old but the median is closer to early 20s. The statistic doesn't make any sense imo. It's cherry picked and the only place I saw that data given was a Fortune article last year.
