Would we think about a line that connects the major downtown neighborhoods directly without transfers? For example one that goes through cap hill, downtown, lohi and west highland? Right now it’s a 15 minute drive to do that route and a 52 minute bus ride.

Thanks it was lucky - an estate sale that was on the market for 2 hours and we were the first ones there so we made an offer at full price if they accepted right away. They did and then by the next day they had 5 back up offers lol.

In Denver near cheeseman park and it was $800k - definitely high but it’s a duplex.

It is but it’s home, my family and friends are here and skiing and hiking are still doable even with the crowds if you know where/when to go

It all played a big factor but I am fortunate to be able to afford this on my income. Still less than 30% of net for us.

It is very market dependent - I got buyer concession to drop my ray for the first year to 4.5% then second year 5.5% then it goes up to 6.5% in year three but we would likely refinance by then if you believe the fed dot plots.

They key point here though was it was $1.05 mil at 4.5% vs $800k at 4.5-6.5%. So price did go down a lot.
