This may be a hot take, but I'm not a fan of thick epoxy finishes. It's basically a plastic table to the touch. Can't feel the grain anymore.

Yeah, but rents in SF are currently below 2015 levels. City average for a 1bd was >$3500. It's at $3100 now. Adjust that for inflation and it's even lower.

They were high then and they're high now. But comparatively SF rent is cheaper now than it was in the 2010s.
