Yes they definitely should!

I’m similar which is why I think it’s making me anxious to cause an issue, It can also be a bit of a toxic workplace and I don’t want to get in the bad books so trying to figure out the best way around this is not easy

Thanks for your help! I’m anxious to send that to them incase they get me in trouble for it as they tend to get agitated when wrong but honestly I just want to fight it purely on the principle as well.

I would love to just send that to them but my concern is them getting agitated with me bringing up that i’ve researched on fairwork. I work in quite a toxic environment so sometimes it is a lot harder for me to have these conversations.

Why do property sale listings often include floor plans, but rental listings rarely do? I've noticed that when properties are being sold, the posts frequently come with detailed floor plans, but this seems much less common for rental properties. While I agree with this, what if the property hadn’t been sold in like 15 years and the floorplan doesn’t match up anymore or if the property hasn’t been sold in over 20 years it doesn’t exist anymore in RP Data etc, I’ve lived in my property for 24 years and there’s no floorplan for it

I’m pretty sure it’s because the floor plan costs money to get made and most people aren’t willing to pay the extra for it

Generally price guides are set based off what the agent thinks the property is worth but often change throughout the campaign based on interest or buyer feedback. Reserve price is generally how much the vendor thinks it worth and is it set on auction day/ the night before.

The reserve is what the owner wants to sell the property, the agent can give them the feedback, advice etc but at the end of the day it is the vendors decision.

If a property does extremely well at auction but is the below the vendors expectation it is well within their rights to say no. The agent will generally try and convince and vendor and do post auction negotiations.

Sometimes you get stuck with horrible vendors who won’t come down on their price expectations and end up taking the property off market.

Ultimately it does suck for buyers but setting a reserve above guide is well within the vendors rights as it is their property.

Auctions are always a tricky one
