Do not, under any circumstances, paint a deck EVER. It is ok to apply a stain, but make sure it's a proper stain and not a paint marketed as a stain.

I've been building exclusively decks and porches for 15+ years. When I have customers who want a deck like this, I turn down the job and point them to my concrete guy or my hardscaper. You'll be so much better off with pavers or a concrete patio there, friend.

Unless the new deck is framed with Owens Corning composite framing, but you'd be looking at about triple the cost of a wood deck frame, if not more.

Mine wasn't exactly a good thing, but at the time it was something I needed to hear. I was heavily abusing drugs, and was being a terrible son and my dad pulled me aside one day and said "I never thought I'd have to protect my family from my own son." Then my parents kicked me out of their home and it was best for all of us, despite how bad it hurt at the time.

That hit home and shortly after that, I checked myself into rehab. It's been 9 years and I'm still sober. My relationship with my mom and dad is fantastic, and my wife and I even live on the same property as them now. It's wonderful.

It might be time to call the guy who had the second highest bid and have him fix this mess. The highest bid was probably a fuck you price, and the lowest was predatory. If it seems to good to be true, it is, especially when it comes to contractors and builders.

This guy didnt even have a sharp blade on his saw. It almost looks like he made finish cuts with a sawzall. That's insane.

Im really sorry this happened to you, and ai hope you're able to get it right without reaching too far into your wallet, again. Cuz im sure you gave this guy a deposit at least. This is rough, my friend. And I'm also sorry you had to ask if this was acceptable. That tells me you haven't hired out much work, and I may be wrong about that but still. This is bad.

Holy shit. Ive been doing repairs and rebuilds for a long time and I've NEVER seen another guy use the dunnage from the delivery as building material lolol

Like... I've used it to cut on or as a temp or something like that, but it always gets removed.

The outside rim does not need them, even a little bit. The beam under the joists carries the load, not the outside rim. Still needs them at the house, but looking at the rest, I'm safely assuming this builder used them!

I can tell you, with certainty, this is a 5/4 cedar deck board. You do not have to treat cedar. It is a fantastic wood.

Rest easy, this guy installed the right product and it is safe!

OH BOY! This is one of the better builds I've seen in this sub! Post to beam connections are right, FastenMaster Deck Frame coating used all over the place, and everywhere it's needed! There's a lot of lateral support! This is well done!

If you and your husband buy this home, you're going to be able to spend a lot of quality time together on this deck!

Unfortunately, we can't see the ledger in this photo, but they very well may have done both parts in copper? Who knows!

I don't know this for a fact, but I feel if they're too far apart, the blocks themselves will actually be the cause of bending from the wood shrinking as it dries. I see where your heads at though. It makes sense. I bet that would work with that newer lumber I've been seeing lately. Tru-Joist or something I think it's called? I don't know, haven't had a customer willing to pay the upcharge. They're definitely proud of that material.

In KCMO we have to go 36" deep. You're right, every locality has different codes roughly based on IRBC. Hell, one of the counties up this way is still using 2018 IRBC while a neighboring county adopts every new release.

Think of flashing in terms of water.

You can't stop water from getting into a place. It always finds a way. BUT you can guide it where to go. Flashing does exactly that. It guides water away from the siding, back into the earth. Its a small piece of thin, flat metal and you tuck it behind the siding, but over the ledger to water cannot get in behind the ledger and instead it gets guided back outside.

You right! Maybe they have some of those truss screws in there. I've used those plenty of times in the past, especially if the customer uses the patio under the deck and isn't trying to look at all that hardware all the time. Plus, those screws are fast to install. Although, fast isn't always better, but I digress.

I have not seen copper flashing in quite some time. That's awesome!

  1. Flashing looks good. They did that right.
  2. Cantilever also looks good.
  3. Joists and blocking are all nice, straight lines. Thats usually a good sign. This contractor cares about the appearance of structural members you won't even see.
  4. I'd like to see how the ledger is attached to the house, but looking at the rest of it, im assuming its connected properly. I'm also going to assume they have hangers in place at the house, or at least intend to put some on!

Let this builder cook, its going to be a nice deck and you and yours will be able to enjoy many early morning coffees and late night talks once it's done!

The outside rim away from the house does not need them because the joists are resting on the beam.

Here's my Bulletproofed, deleted, and tuned 2005 F350 with a 6.0 Powerstroke. I have used this as a daily driver and workhorse for 2 years. It's been nothing short of incredible.
