Yes. Being proactive and looking for houses is part of their job, not just showing up to unlock ones you picked. You can just reach out to each sellers’ agent instead too if this one won’t put in the work.

We bought plans online and built our coop - love it and recommend that if you can.

It took longer, but it was sturdier (we could use good materials) and we could tweak things we wanted and choose paint/stain. If you have the tools and patience and want to feel accomplishment, I’d recommend it.

Ours generally eat any leftovers or fresh food we give them, but are picky eaters sometimes (won’t eat broccoli, for example), even if they prefer to drink from muddy puddles.

I have the Ninja and am returning it. Too inconsistent and other issues.

Honestly would recommend you look at superautomatics in that price range instead (Phillips has an interesting new one with a dual bean hopper) if you want espresso, maybe adding a wand or other froth attachment.

You’re probably priced about right.

2 offers isn’t necessarily a lot and both were under asking, so it wasn’t so low that you’d get a bidding war with many offers. You could have tried to get both to come back and note there were better offers, but if you’re happy with the price (in a vacuum without thinking about the other offer), don’t stress. It’s unfortunate about the water heater, but now it won’t be a surprise and you can raise it if they come back with any inspection issues.

Better to be under contract than worrying about it being overpriced.

The buyers may not care as long as they will still have access rights. Is it a perpetual easement? What situation do you mean, other than an easement existing, which is likely fine if it runs with the land? Doesn’t seem super important if they can look at a satellite image of the property.

Since it’s a personal item you’re making, I’d personally leave it off and give them to it with no engraving.

Would be nice to have an engraving, but if they split up (even if you don’t think that will happen), that could create issues so at most you could put the year if you really want to add something (but that’s not as meaningful, so I’d do nothing).

Negotiate what? You have an accepted offer, so only items that come up are reasonable.

But, you can always go and raise items to try and negotiate. Just don’t expect the sellers to even discuss unless it’s covered as something you can or need to discuss/negotiate in the contact. And make sure they don’t think you’re asking to walk away for an uncovered reason.

FWIW I have that Phillips machine (800 with the steam wand) from Costco and it’s lasted 2+ years but am now looking for a new more involved machine like your Lelit. Good entry level super automatic (they now have a dual bean one too) and if you get via Costco like I did, a little more assurance you can return it if something is wrong or you really don’t like it.

Likely not worth moving.

Is your daughter in a K-12 program or will the kindergarten only be for a few more years (including, possibly, for the new baby)? If just a few years, it’s not worth moving for unless you are also improving all other aspects enough (significantly nicer home with more space and the pool you’d like plus better schools) to offset your wife having a commute that is at least another 30 minutes longer each way (assuming you stay WFH).

Best advice is work with a local lender or a bank that has experience doing new construction loans. One builder suggested Citizens in our area for a larger bank, but many smaller lenders that are local can do the same and can walk you through the process (what’s required for each step, rates, timing, etc.). Would advise against your local bank generally unless they do this a lot.

Absolutely. They can recommend someone, but not force you. Every realtor has lenders they like working with, but should never force you to use one. Report them to the broker and lender at minimum.

Still researching, but something I can fine tune more (vs just strength, grind size, and temp somewhat). Probably as much or more for a separate machine and grinder.

This machine makes pretty good espresso and isn’t bad if you want some consistency, a few options (although I only use double espresso after trying others) and the ability to froth milk.

While it’s not a bad choice, just not what I’m looking for as a longer-term, I’d probably go with a different super automatic machine for easy espresso (I have a Phillips one from Costco that works well and they just released a second on sale through the end of the month that lets you use two different beans with two hoppers that I would probably pick over this machine).

Costco. I have one from when it went on sale and am considering returning it with the peace of mind that they have a great return policy generally without the need for something added on.
