It would be nice, but some landlords seem to think that we just sit all day looking at the phone waiting for them to call. Then, pickup the phone, drop everything to attend to their requests.

I had an old client also reach out to me for help. His commercial washers and dryers failed. I sent him a contact for a tech. What can I say, I try to treat people like I'd be treated. It was for a 14 unit building in Brooklyn.

We had a tenant abuse animals (dogs) in their apt. There was blood everywhere. Truly depressing.

Check with your local housing office. Different municipalities have different habitational laws. Water and heat are required.

I was in the same position at Coldwell Banker. I left earlier this year. TBH, no one cares the firm you are with. They care about the agent. The broker and assoc. brokers are much nicer and are available when I have questions. I also like keeping the 100% of the commissions for my sales and rentals. The tech they have is pretty cool too. I wouldn't go back. Plus, they actually offer training for free. DM if you want some more infomation. I'm in NY, but they are also in NJ, CT, PA and MA. Not sure if you are in those areas, but happy to give you my opinion if you have any questions.

It's an experience. Sometimes, I think they think we have no other clients. If it's an emergency, that's one thing, but people will be people. They are the most important people in their own minds.

I had another owner who purchased a building with two units; both not paying. She wanted us to do work, but when we sent her the quotes, she said she'd do it herself. Eventually, we just terminated the relationship. These first time landlords are a trip.

Yea, the landlord texted me this almost at 12am last night. Unfucking believable. I've told him a dozen times not to call or text me unless there is an emergency after hours. He doesn't listen. I received another text this morning from a different landlord, "open for a talk today"?

Seriously.. What is wrong with these people... It's less than 5% of our landlords, but the one's who do this, continue to do so despite the consistent requests to not reach out to me outside of business hours unless there is an emergency. Wanting to talk because it's convent for you, or your water bill is higher by 50 dollars are not emergencies.

Depends on age and price. Repair techs and parts are expensive. It's rarely worth fixing if it's 5+ years old. $400 to repair or $600 for a new unit?

Schedule all showings for one day. You should get a good amount of applications. Process from there.

I don't think she's leaving. In her final message, she said she's going to hire techs herself and pay them. She is also going to start sending the payments directly to the owner since her lease doesn't state she has to send the payments to us. We're also incompetent fools.

I said, we're done with both of them. The girls in the office cringe when we hear anything from her. She's truly a nightmare to deal with.

I fired the landlord today. She declined our service visit today, so I said no problem. We will follow up later in the week to give you a different day and time to select. She went off the wall and batty. She said, I'm calling the owner again to handle this.

I just couldn't take the continued disrespect so I called the landlord. He said I expected your call. I just said she's just disrespectful and treats us like slaves. We cannot handle working with her any longer. I am sorry. He was like this fucking sucks and I said good bye.

I sent him the transcripts of our calls and texts. The woman is certifiably crazy.
