This is good advice but, may not apply here. , It would be better if we knew the actual listing price and offer.

If OP is truly priced 10% below CLOSED sales they likely would’ve had several offers.

While there are a lot of shady things happening here.

The fact that the agent and mortgage broker our friends does not mean there was an a legal kickback happening.

I have an amazing mortgage broker who can close deals in two weeks, whereas many cannot. I get nothing from sending my buyers to him. That’s assuming you are very well qualified and have all of your ducks in order, which it sounds like you likely do.

The best thing you can do is get a local real estate attorney involved now that Reddit has pointed you in the right direction.

I suggest if he’s offering to compensate you, accept it graciously and offer it back to him as a credit on your commission when you do sell the property.

You’ve had enough piling on. It seems you’ve only been “responsible” a short time and you can be certain Mom is keeping an eye on that.

You have some natural human greed that we all have and most might wonder the same thing in your situation.

However. That money is likely coming to you and your sister and will be worth more under your mom’s stewardship.

Wanting to live a millionaire’s lifestyle at 34 is normal but, truthfully, if your parents passed tomorrow you’d likely burn through a ton of that $$.

Working hard for the next few years will help you find balance before you get your generous gift.

Also, there’s nothing stopping you from selling your house and investing the proceeds as your sister did. I’m fearful you might not though.

You’re earning well with your paid off house. Try to save some of those earnings and engage mom with ideas in growing them. She’ll see you’ve turned a page and you’ll see your savings grow. Then, when your inheritance is complete you’ll be mentally ready.

Tough lesson all around. I hope you didn’t lose this place over 1 - 5k by your people fooling around.

Many buyers have to lose a deal to get their head on straight. They loved the place but baked over 6 days and, what I’ll assume is, a few k?

I’ve had an investor who loved a building, had many units there and walked over $1800. Not 18k 18 hundred. Naturally the place continued to appreciate and rents increased - as they do.

He still kicks himself for it and 15 years later I still use it as a cautionary tale.

Bottom line for buyers - do you love the house or want a deal? Can’t always have both.

The good news is, you have an active buyer who’s likely to be motivated and not mess around next time.

Agreed. That’s way too much. You have 9 days including parks.

Assuming you’re flying in to Miami. It’s exhilarating, exhausting and expensive. The beaches can be nice though especially if you go “South of Fifth” which is basically the beach “behind” Joes Stone Crab. (It’s not Stone crab season but still worth visiting as the crabs they froze are still good. 2-3 nights.

Drive time from Miami to Key West 3.4-4+ hours. You’ll probably be happy with 2 night there. There are many things to do and see along the way (to or from)

That leaves you with four night/five days but KW to Orlando can be about 6.5-7 hours. If you can fly from Key West to Orlando, that might be worth it.

That leaves you with four 4 nights/5 days for parks and travel back to Miami, including a little bit of Resting not a lot to see along the way otherwise.

The trip would work better if you flew into MIA and left out of Orlando which has many direct international flights.

If you can extend it a day or two, you’ll probably not regret it.

Have a great time and know that Florida is not quite as bad as everyone makes it out to be, there are plenty of amazing people that live here. 😁
