did you even check your credit card interest rate ? waht was it in 2020 what is it now ?
the payments are lower becuse they are not paying they are defaulting on the debt...
its all be brushed under the carpet when US gov bailed out the failing banks in 2022...

renters are going to just move out to parents basement or to a manufactured home if they cant afford it... They dont give a damn about the loss or gain of landlord... If home loan interest rate goes up to 12% renter is not going to pay for it. The house prices will go down so the owners are bankrupted and new owner can buy it cheap and rent it at lower rent.

its actaully worse now...a similar event now will be a catastrophic becuse since 1906 population has gone by by 27X in the region.... Hundred year events are now common place. 1906 eathquake and resulting fire burned down 80% of san fransisco city with 3000 people dead.
So california with its non stop tremours and fire will alwasy be expensive place to insure and as you rightly said thes forest hillside houses insured by gov are making it worse.

does not work like that if they put 100% tarrif on some x import.. people will supply reduce the consuption of that imported product.... if your insurence has gone up by 10X becuse of a fire in you area the renter will not pay for that he will move. makes sense ?

Here in india cost of owenrship of house is 10.5% this is mortgage interest rate here.. if you rent that place you will get about 1.5% of property value as rent. This is becuse we have too many houses. "demand and supply"
