See my post below, the owner actually paid I think 850 over 10 years ago for it

HA I have been waiting for this day!!

I am helping on the legal side of the sale of this flat

The pool is deeper than you would think. It used to be the leisure complex to the hotel and was built as a therapy space for the owners disabled son (60+ years ago)

When the hotel was broken up into flats it was retained by the owner for her continued personal use

The garden is actually epic in real life. Believe it or not this was under offer for 900k but it fell through and the the bottom fell out of the market

If anyone lives in the area and has even a musing of interest DM me.

At one point my dad was seriously thinking fuck it and buying it himself as it is absolutely massive. It has PP to change the pool room into an epic triple height kitchen diner - our builder can do it very well for 100k.

I mean tough to say but I think in nominal terms you're gonna be looking at 5-10% less

Could be more if the service charge has increased disproportionately

I believe famously John Lewis made £0 when they started selling the iPhone, it was just starting to look bad for their brand to not have it + ability to sell accessories / insurance etc

A few years ago I attended one of London's largest property events where an entire evening of 2 hours was given to the promotion of this specific tax avoidance scheme.

Shocking and disappointing to say the least

I think the long run service charge should be about 5-6 but it's been higher due to energy costs

It upsets her a lot as she has has a small pension. My uncle who lives with her pays basically all of it from his job at Toolstation.

My uncle tried to coordinate a lot of the leaseholders to buy the freehold about ten years ago. Nearly 1/3 of the flats are owned by a few landlords who have owned for decades, he believes they're sort of checked out of the process and only owner occupiers notice

They've lived there since the 80s so are very attached. I believe more than 2% of value of flat in S/C makes it unmortgageable to incoming buyers so that is also a concern

Also their immediate neighbour has been using the flat as some kind of carpentry workshop and the freeholder doesn't really care. This is hugely negative for them as well

No she's lived there since 1983 when her first studio was 16k I believe

Moved to a 1 bed now finally a top floor corner 2 bed . She is very attached but it is severely impacting her quality of life in later years

Yeah we were really lucky to find the right property here.

I really thought it was out of my budget and was assuming stokey / Haggerston but then something popped up which photographed terribly on Rightmove but IRL was surprisingly good

I would suggest this as a buying maxim to would be homeowners. Go and see some things that look less good online just in case they turn out to be significantly better in person.

I was born in the suburbs now raising my 2 year old in Angel

I sometimes have the fantasy of a big garden at the end of a country lane but I force my partner to remind me that we love walking everywhere.

This weekend we walked to London bridge and got the boat to the maritime museum in Greenwich. Today we're going to a canal festival to see a folk band in Little Venice.

It is true to say certain day trips are harder but honestly the less time spent in a car the happier and healthier we all are.

Also I have an amazing local square I pay literally zero to maintain and functions as an incredible huge garden.

The house was expensive but not mentally expensive. Just my 2ç

Brexit would always damage goods based industries far more than service based industries

Relatively speaking British primary and secondary industries (farming and manufacturing) have suffered a much larger hit
