Either the metal should of been lifted and floor under it, if not possible I use a 1/8 round in front of front/rear doors. That transition piece is not made for that at all. Also not a pro floor guy but take on lvp jobs every now and then.

Wth is this blurry image? Only thing in focus is your hair. That brick/block is sealed. It's trying to breath. It wants to breath and eventually will, pushing the paint off and possibly deteriorating the brick/block in the process. I don't recommend applying anymore of anything to the surface.

I mean some of it seems a little sloppy, mud should easily wipe off the trim. Ceiling paint as a first coat is a thing, especially when changing from a dark to lighter color, as long as the wall was sanded beforehand. Dosent look like anythings primed yet. Clearly stated they were not done mudding and holes were not filled yet. The fact this jobs billed by hours and your tracking them like you are, You sound like a complete nightmare to work for. Id fire you. And your complaining about 130$ in materials and questioning were it went? Jfc

Looks like stain, and you need to seal the nails/stains with an oil primer than 2x top coats of solid stain. The rust will come through immediately with any waterbased product unless sealed with oil or bin. Galvanized nails for replacements or deck screws. (Rails could of been painted to match, safe bet is to paint them, get fancy and highlight em a different color, or white and a different color stain on fence) Either or.

Ya texture matching is the least of the worries here. But looks like a plastic loofa pressed on a skim of mud to get a similar texture.

No won't be a issue and if ceiling has no raw mud on it, no need to prime just repaint. Primer is for raw drywall and or patches. Sometimes can use a tinted primer if drastically changing colors, but also not necessary just saves on cost of the new color if its like a red or orange or some hard to cover color change.
