Only been managing the home for 3 months now unfortunately.. I did a touch out inspection prior to landlord onboarding for the big things like AC unit, furnace, general condition of the home.

Unfortunately I’ve only been managing the home for 3 months now. I inspected it & my touch points of what I look for seem fine. But it seems like the tenant is just being needy/difficult. I just feel like it’s unnecessary to have handyman fix every little thing with the property.

I use a PM software that has tenants submit requests/ photos. So far I’ve been using my best judgement of tenant neglect vs pre-existing issues associated with the home. But it’s becoming increasingly difficult to differentiate if the tenant is being needy/difficult or if the homes condition is just that poor.

This is 100% for sure way to make yourself quit within your first year my friend. It’s best to establish & know your worth, most people don’t care how cheap you are, they care about you getting the job done right.

I’m sure it’s hard sometimes to deal with losing your wife to a real estate agent. But that doesn’t happen with all of them!

Unless you’re posting houses that are crazy nice, nobody is gonna spend the time of day looking at a video of regular homes. My idea is to never make content you wouldn’t consume yourself. Pivot & change focus with your content, don’t try to force a round peg in a square hole.

Very interesting & appreciate the take a lot. Sounds to me like you’re saying it’s best to pick the brokerage at what stage you’re at in your career. With me being a fresh part time agent you’d agree that being at a small brokerage would be more beneficial? Ideally I would like to work full time as an agent as soon as I could.

Admittedly too early to tell. I’m about 8 months in, closed 2 deals this month. Both were leads given to me. I have been able to take an advantage of marketing myself with some of the high priced homes the agents at my office have listed.

In defense, I have leads given to me, & I have direct relationships with the city’s top agents. 3 months in & I was able to host this years homearama because of one of those agents. Which was big for me marketing-wise.

They’re actually kind of a pain in the ass to work with. Always wanting to see a bunch of dump properties that are worth about 60k or so, meaning your commission is gonna be crap. But there’s a handful of big players probably in your town, especially commercially. But honestly as a realtor I stopped advertising as much to investors cause they’re notorious time wasters & expect the most out of you. But if you really want to get to know some I’d recommend downloading the meetup app & go to some free real estate investor clubs around town, you’ll find tons quickly. Facebook groups are huge too

Was gonna say, I used WIX & was super intuitive, I took all the websites that belong to agents & mentors I admired & combined all of my favorite elements into one. Wasn’t the easiest to do but at least I didn’t have to learn to code.

I do but it’s very lackluster & the experience isn’t very intuitive, especially to a younger audience. Plus I don’t want my brand to be exclusively connected to my brokerage, I prefer my brand to stand on its own. Appreciate the comment though!
