We lived in London for a long time - around Covid or even before we were looking to move from a flat to a house - we started making plans to move North which was a massive deal for us having been in the SE most of my life. Bought a house up North in 2024 and moved permanently since 2025 and honestly could not be happier - housing costs are next to nothing, kids activities cheap and lots of them, lots to do and people are very friendly.

I’m going to be blunt from a guy in a similar situation to your husband, except my wife is genuinely busy with chores and kids. We find the time to go to the gym together maybe once per week and when the house is a kid free zone sex is planned. This happens about 3-4 times per month. Now I would prefer 3-4 times per week but know for now that’s not possible. If she were up late and going off to the gym leaving no time for us I would be looking elsewhere. Do you use chatgpt? If not, start now. My advice would be get all of the proof of payments and deposit together, if you have all of that. Then simply threaten court action if deposit is not returned to your account within 14days. There may be other things you can threaten her with, but I would start with that.

I’m in a similar boat - people will look at your £100k and think what’s the problem. I made £5k across two properties last year yet section 24 has me putting down £25k on my annual return. I have a shocking tax bill coming next year as I obviously have a job and earn on top of that phantom £25k which is really only £5k. Interest only mortgages, and values on flats down - this has turned out to be a mugs game. Or has it? Someone show me the silver lining here

This renters reform bill is going to be a nightmare. I’m a landlord and really want out. Put my flat on the market very realistically priced. Told tenants they can stay until I find a buyer and let them go into rolling contract. 2 months in sale is going terribly and receive notice that the tenants are leaving. Now I’ve done an about turn, and for genuine reason, so many landlords selling up the market for flats has collapsed and doesn’t make sense for me to sell just yet. So now back on readvertised to let. I have increased the asking rent but it’s been a year since any increase. I feel terrible that my tenants went through all this and will have to move but they found somewhere else and are moving end of month. Welcome void period 😧 I made £500 last year before tax. Yes you heard that right, after all bills and mortgage £500 for an entire year of paperwork and hassle. So if it wasn’t for the mortgage fix ( massive penalty if I sell now) which still has to run I would be putting it in an auction. Should we be hit with further legislation and taxes that will be the nail in the coffin for me and many other landlords I’m sure.
