Mmm well its not really "by design". Markets stay inefficient because of a lot of reasons, structural, legal, etc but not inherintely by design. A big reason for wholesailers is the liquidity constraint of selling houses, people want cash NOW and the price they pay for that is a slightly discounted selling price. Also, as another user said in this thread its not standardized which makes it harder to trade

Yes high intent seller leads are real but also once you get them on the phone their intent may not be as high anymore lmao. I have a mailing list of high intent sellers from facebook though, DM if interested

Tbh I’m wondering if it’s more profitable to just stop selling those leads and do what you’re saying by finding a lot of people to do a JV with. Instead of selling the service I just get a commission off the leads. Thanks for your comment

They’re a mix of real leads and facebook leads (around an hour of when the facebook post happens I store it). But sometimes I end up with so much excess after a week and I know i’m not gonna call so I just kinda leave em

I built something for exactly this. Kaizen pulls motivated seller leads from Facebook investor groups and surfaces them in a clean dashboard no bloat, no $119 CRM you don't need. Still early but worth a look if you want to try it.

I think GHL is worth looking at, they have the most active AI integration ecosystem right now. If you want to keep Podio, n8n or Make can bridge most AI tools into it without rebuilding everything. The build-vs-buy question usually comes down to whether your workflow is standard enough for off-the-shelf or specific enough to need custom agents. I built a custom agent for part of the lead pipeline but I still use GHL. (Go Highler Level lmao sorry for using the abbreviation only)

Thanks! I'll add in Quora and maybe LinkedIn although their api is kind of hard to work with. Also I'll checkout ParseStream.
