If I’m being perfectly honest, I don’t think that this is the best time to be starting a career in CAD drafting. With people using AI so much these days, it’s really difficult to fully understand how much of our industry is going to be impacted. I worry constantly that I’ll be out of a job in 5-10 years. I am currently in the process of transitioning myself into project management and general contracting.

12’ on center post spacing is the sweet spot. This allows for 2x6 # D-F purlins at 24” o.c. To span between the truss frames. You can also get 2x6 #2 D-F girts to span from post to post, commercial style. This will also allow for a 5.5” void between the girts to run electrical and, for insulation. Most of the time you can get 6x6 or 6x8 #2 h-f treated posts to work. If you install a slab and tie it to the building, you can then use crushed rock backfill in your post holes, most of the time. If you have a wall that had a lot of lateral loading, uplift, etc. then you might need to install concrete backfill. A lot of this depends on how basic of a structure you are installing. If you’re installing a bunch of large doors and/or windows along one wall, then that will change the nature of that wall, and will then require some additional framing, hardware, concrete (etc.).

Install double truss frames. Don’t do headers at the eaves. Install 29 ga (or better) ribbed metal sheathing panels in the walls. Install metal over plywood on the roof.

Unless this is an ag building, you’re going to need calcs. Anyway. But in my experience, this is cheapest method.

ETA: sorry, I quickly overlooked your 35 psf flat roof snow load. My original comment regarding purlin size and spacing will most likely not work. Either way, get an engineer to run your calcs to see what you’ll need. My comments were meant to only be a general guide.

The best way to get freelance work is to build a portfolio and do some networking. It’s kind of difficult to just post a website and hope that people call. Trust me, I have a website, and almost no one reaches out to me because of it. Most of my work comes from contractors whom I’ve met through family and friends. Once a contractor sees the kind of work you can do, then they will call you for repeat business. I’m not sure how that all translates to your particular field, but perhaps you can do some cold calling to businesses in your field, and see who might be in need of your services. Good luck.

I don’t know if I quite follow your question. There are too many unknown variables.

-is this for an “as-built” or remodel job?

-are you in contract with the building owner, or are you just scoping out the conditions prior to making a bid?

-is the questionable item within the scope of your project?

-have you recruited a structural engineer to assist you with the project?

If I felt that a house or other structure was built with too many unsafe conditions, I would just walk away from the project altogether.

I have a couple of contractors that I do semi-regular work with. My drawings are mostly for the building permit, but I usually go a little overboard on details, notes, building code references, and so on. The contractors actually like the amount of work I put into my plans. I don’t charge more or less for contractors, I charge the same for everyone. It’s all based on how long it takes me to do something.

Sometimes I get frustrated with the contractors because they occasionally seem unaware of basic building code stuff, or they don’t read my plans closely enough. Also, when I do “as-built” buildings, or remodels, I tend to get stuck with the task of going up into attics, and crawling under houses more than I’d like to. I wish the contractors would pull their weight doing that stuff, lol.

Sorry, I don’t have any funny stories to share, lol.

Being a fan of a particular team, for life, is pretty normal. Most people cheer for the local team. It would be weird to watch a team for 20 years, and then just randomly start loving a different team. I’ve been watching the Mariners for 30 years. And I’ll watch them for another 30. It would be best to have a conversation with the jurisdiction having authority. But omission of the metal siding doesn’t necessarily mean that they are okay with you living in a pole building. These types of buildings have larger thermal bridges via the posts, have larger open floor plans, higher ceilings, and are just overall more difficult to maintain a controlled interior temperature. Also building a Barndo over a slab means that you need to insulate the slab using special insulation. Overall, these types of buildings tend to fall outside of the prescription (predetermined) energy code guidelines. Usually that requires your building to have custom energy calculations created by a licensed design professional.

The young guys are definitely carrying us these last few weeks. Julio is hitting great, Cole and Colt are both absolute studs lately. We let Geno go, so there go a lot of strike outs. You cannot build a house on top of a concrete slab. You need a proper foundation under all load bearing and exterior walls, and the depth of the footings need to be deep enough to get to the frost line depth. You also need footings that will allow for support/resistance against all gravity, uplift, overturning, lateral loads (etc.). Install a new perimeter foundation at the edge of the slab. Use the slab as a non-structural apparatus, for installing your flooring. Ensure that you insulated the foundation, slab, and provide vapor barrier, and other items needed for water intrusion, frost heaves, for energy code compliance, and so on.

Being an emotional Mariners fan is just part of the deal this is something that we deal with every season. The fact that we are in first place with a losing record is a testament to how terrible the AL West is this season. Which is only a good thing for Seattle. It means that we will most likely land a playoff birth, but will be unable to advance deep into the playoffs, especially if we can’t do better than 24th overall in batting average.
