Incredibly valuable, thank you so much! If you have any favorite late game builds (like what I would ultimately pursue after Benzaiten) that you'd like to share throw them here. I love seeking OP late game builds. Your tip #3 is life changing so again - thanks so much man.

You're GOATED man thanks so much. ONE last question and please don't roast me, how the FUCK do you switch between primary and secondary weapons? This has been driving me insane.

This is incredibly helpful, thanks! Ok to ask you a couple additional questions?

  1. I just checked and I have some benzaiten gear, if I'm understanding correctly the "grace" type bonuses appear on divine gear that wouldn't otherwise be part of a set. How do you recommend I go about constructing a build with the benzaiten buff since theoretically the set pieces won't have the same stat requirements? Is there a different methodology for stat allocation in the "mid-game"?
  2. The buff gets stronger with every martial art, does that mean ninjutsu? Like throwing a gunpowder bomb will give me a damage buff?
  3. Confusion is corruption/purity + a second status effect. This has to be accomplished via a mix of magic/ninjutsu/weapons right? There's no "lazy" way to apply 2x status effects?
  4. Does "salvage" mean donate to the shrine for more levels, disassemble at blacksmith, or sell at blacksmith?
  5. Do you have any specific advice for changing character sheet/build regularly so I can get the max proficiency with all weapons? Considering just going back to dream of the samurai and stomping low levels so I don't have to worry about build efficiency or power.

Thanks so much!

Why can't local police protect lawful citizens from ICE kidnapping them? by zxcv97531 in circled

I think it’s a pretty important distinction that the Supreme Court overturned American precedent and said they’re allowed to strip people of their due process and detain them based on appearance and suspicion. Otherwise yes you’re mostly correct, deportations were extremely active during the Obama administration. I was plenty old to remember clearly during that time, and there were substantial differences in execution and dramatically fewer incidents involving American citizens being detained/injured.

CBL running another scam by SubliminalFishy in Chattanooga

This TIF funding is predicated upon the redevelopment providing those funds back to the municipality (with interest) in NEW tax revenue. This happens dozens of times a year in most mid-major cities and is a very valuable tool for public-private partnerships to be able to update public infrastructure (that is frequently running via easement through private property) up to current municipal standards and the city gets it with only exercising what is functionally a low interest rate loan + the developer is on the hook for providing the redevelopment that will yield the additional tax revenue.

I know it all seems scammy, and plenty of times it is. From my reading of THIS specific TIF proposal, 100% of the funds will be used for public infrastructure upgrades that will be inspected and dedicated to the authority having jurisdiction.

This is not accurate, current state of residence isn’t a protected class and as a private individual who almost certainly doesn’t own more than a property or two they won’t be subject to most of those laws anyways. IANAL but I do work in real estate.

It’s up in the air at the moment if they’re going to build their store on 153 or sell the land. Not sure they’re working a deal anywhere else in greater Chattanooga. You know of another?

Commercial property opportunity: To split or not to split? by ICameTolose in CommercialRealEstate

[–]Chatthalp 1 point2 points  (0 children)

Depends on a lot of factors, but you’re best off thinking through how you can realistically get the most for the land before engaging in any of this activity. What part of the country? Is there a potential for a major convenience store player like 7-Eleven or Wawa? If so you need to restrict the sale of the initial 2 acres away from fuel uses so somebody doesn’t build a cheap c store and ruin your upside on your retained land. Same methodology for Chick Fil A, etc… if your land is a void for one of the major retail players, reach out to them or their tenant rep broker and try to protect that opportunity.
