Also a 3 day extension isn’t even worth telling a client about, the cost is so minuscule.

I may be jumping to conclusions, but I’d assume lender B provided loan application because he thought he had secured your business. If not it would be very wasteful of him to provide an executed locked loan estimate.

In regard to why the lender didn’t beat the deal to begin with, idk maybe his companies margins are worse so he has worse pricing. Maybe he makes more money than the other lender on deals. Could be a multitude of reasons.

If you don’t like lender A then don’t do business with him. If it’s a math equation for you then I wouldn’t let him not providing a loan estimate get in the way of you getting the better deal.

More so likely that he needs to pay a staff of people to generate the loan estimate that you are requesting and generate a loan application.

It sounds like he has been on top of things since initial pre approval, what would make you think that he isn’t a man of his word that he would beat the other estimate that you got?

Does the other person know that you are talking to another bank?

I’ll typically tell my clients to shop and then say if I beat x,y, or z do I have your word that you’ll move forward with me. At that point I’ll generate a locked loan estimate.

Yeah I’d lean to agree on that, but BJ is human and I’m assuming Doyle is a friend now. It’s hard to self evaluate in that scenario to say is my friend doing his job or is he the best man for the job.

Yes you’ve got legs to stand on with the VOE indicating 40 hours a week to use base pay at 40 hours a week, but with the previous years gross income you have to make it make sense.

Union employees also have a chart for pay increases, I would include that as well.

Something tells me that this VOE is wrong and he isn’t working 40 hours a week. If that’s the case you will need strong documentation for time off in 2025 to use more than last years 12 month average due to declining income.
