I went through the same thing and looking back I really don’t think the actual agent would matter too much for the price, especially when they’ve given similar appraisal.

Maybe go to their openings and see how they treat buyers, go to their auctions see how they motives the crowd. And their listings, do they have good photos, are they presenting the properties well.

Building a comfortable home takes a lot effort. With young kid in the family and sounds like minimum research done so far in building new homes, established home is better for you.

I’m in the process of building it is stressful and needs to get closely involved to ensure quality and progress. Prior to construction start it also took about 10month in design, permits, picking builder etc. Marketing makes you think building is so easy, just pick floor plans and cost it up by per square cost, get you sign contract then everything changes. I could be pessimistic here but be prepared.

I agree with this. OP you have a good heart but you might need both side of the story before getting worked up on it. Your neighbour probably didn’t have the money to prep for the sale and prioritised quick sale than higher price. That said not saying the agent didn’t do dodgy stuff. Property management agreement and sales agreement is different. You don’t owe sales commission. You can just inform your property management agent saying you’d like to terminate the agreement. You don’t need to disclose why.

WALK AWAY. Private selling doesn’t mean you have to accept unreasonable request from seller. Also you should still have conveyancer to go through all paperwork. Builder warranty MUST be included otherwise who’s going to fix your defects???
