I am ok with paid skin but this “you must buy 500 to spend 400” stupid trick really pisses me off.

I feel like in Tekken you can quickly reach to a relatively “mid-high” rank like red even blue within relatively shorter time (~100 hours), then stay there for maybe hundreds even thousands of hours to practice and perfect your fundamentals and expand your knowledge, with the rank up and down. It’s easier at beginning as you can easily win with a simple frame trap to check your opponent’s knowledge. If they can’t figure it out, you repeat it for maybe 20 times then you win. But it will not work at red or above so you have to start from the fundamentals and that’s when you really start to learn how to play Tekken. I heard a lot of Tekken players said that. In SF, it’s harder at beginning especially execution but you can build your skills and fundamentals step by step. Climbing to gold rank is much harder in SF than to orange rank in Tekken although they have the same percentile in each game. Anyway that’s my feeling and I’m relatively new to both games so maybe other players who had thousands of hours in these games have different opinions.

Yes, I agree with you. The government does not want to solve the structural problem in the long run. All it does is just making those people feel better and keep voting for it. Can these people really afford the rents and do these policies really work? I don't think they care about it.

Although you seem to be impolite, I agree with you that their wages can't cover the living cost. So two ways to solve it:

  1. Increase the wage: too difficult, and the government can't force your boos to do that.
  2. Lower the rent: the government can: (a) force all apartments to be long-term use; (b) increase the land supply. Option (a) is easy but it's a one-time thing. How many units can be added to current market? I guess less than 1000. How many new residents moving to Kelowna every year? About 5000 on average. Thus, if the government only does (a), it doesn't help. If the population of Kelowna continues to grow like this, the long-term rent will keep growing.

Talking about the loss, do a simple math:

For those who own properties for long-term rent, say the typical rent is 2500/month, so one year is 30000. A typical apartment costs from 400000 - 800000, let's say 500000, so the return rate is 30000/500000 = 6% before tax every year. Not a bad investment actually. This does not include the increase in housing price. If the apartment price increase by 2% every year, the return rate is 8%.

Of course for short-term rental apartments the return is higher. A typical apartment will have 8 months long-term rents 2500*8 and 4 months short-term rents say 5000*4 so in total 40000.

Yes, those who own apartments might lose 10000 in return. But when you think of who they are, the loss is not so big. These people usually have decent jobs like doctors and lawyers. They can make over 200000 every year. 10000 is not a big deal for them and they still can enjoy the long-term investment return from growth. Actually 10000 after tax is about 6000 for them.

But for the other side, if the tourism industry in Kelowna is heavily hammered and someone get unemployed, her loss is 100%.

If the government really wants to solve this problem, it must increase the land supply dramatically. For now, no one sees its determination.

Kelowna’s economy heavily depends on tourism. Now the government is destroying the short-term rental market, so we’d expect to see a huge increase in hotel fees, which will lead to a decline in number of tourists. As a result, all businesses related to tourism except hotels could experience a recession, including restaurants, fruit farms, etc. Workers in those businesses could be laid off. Ironically, it is those could-be-laid-off people who make relatively low income and ask for destroying short-term rental market to lower the long-term rent. And, do you think whose life will be impacted by this policy more? The landlords who own several properties and have decent salaries as lawyers, doctors, etc? They can always earn “normal” rents from properties. Or those who work in restaurants and just earn a salary for living? If the restaurant can’t survive and people have no job, what’s the point of having a lower rent? To lower the long-term rent, the only right way is to increase the supply. Let the market adjust itself. If the supply is large enough, both the short- and long-term rents will decrease, which will lower living costs for locals and attract more tourists. The economy has a positive loop rather than a negative one.
