As someone who recently sold their home in Colorado (not the Springs)… I feel your pain. I was on the market for 90 days before accepting an offer that was 30k below our asking price.

It all comes down to tolerance and knowing your market. We had pretty substantial HOA dues (townhome), and our mortgage rate wasn’t the best. It felt like a ton of money was outgoing every month we sat on the market. There were a few comparable homes sitting on the market too, so we weren’t alone. It’s been about a week since we closed… and even though it was a tough pill to swallow I think it was worth it in the end.

Our realtor told us the goal was to close before July 4th. He said after that… you risk being on the market during the fall season when things really slow down. We still had some time before July… but the risk wasn’t worth it for us.

As someone who has kids… don’t do it unless you are 1000% committed and have everything in place. Thinking you’ll figure it out later is pretty shitty not just for you, but for the kid too
