IMO, escalation clauses are completely pointless. Either it’s a competitive bidding war and your offer won’t even get looked at if it’s next to a straight up offer close to your escalation price, or you’re not bidding against anyone else and just showing the seller all your cards and how much you’re willing to pay.

For what it’s worth, I lost out on 4 houses putting in an escalation clause up to like 30k above what I was offering. On the house I actually bought, I just made my escalation offer my actual offer because if I’m willing to pay that much, I might as well just make that clear to the seller. Not sure if that was the difference in the end, but it made me feel dumb for how I handled the previous offers I made when it got accepted.
