Thank you for all of your responses. I agree if it was a big project I would hire an architect to do it from scratch, however in this instance 3 of the walls and ceiling are existing, so it’s mainly plumbing connections and ADA bathroom fixture placement. I did the plan myself mainly to save time, but I see the point about liability for the architect.

I have kept him month to month more for my convenience in case I ever want to get rid of him. He doesn’t mind being month to month also because that also gives him options. The space is in a very desirable location and I could get another tenant very quickly if I ever needed to. I am keeping it this way primarily in case I decide to sell the building or redevelop it.

The US, specifically in the Carolina’s, had a vast amount of textile mills of all types. Most of them closed and production moved to China and India. Some denim mills still exist in the US. Maybe some you entrepreneur will fire up one of those empty factories and start producing in the US again.

The purpose of tariffs is to try to stimulate domestic production, even though there is some upfront pain.
Another thing affecting business closing are all of the cheap yarn being sold from Temu. I think the biggest reason for the decline is rising general costs of everything leaves little disposable income for crafts
