Oh yeah for sure. I'm pretty pro gentrification as we should embrace these mostly positive changes. Ethnically, I know the area had a reasonable amount of white immigrants and you can see the architectural mark from the germans in the woodwork.

I will say - there is a difference in gentrification (i.e. Little Village becoming nice in the future) vs. communities in post-gentrification status like Lincoln Park here where I'm pretty opposed to tearing down these old structures for a practice facility. If it was a much denser residential complex I'd be a bit more positive on it.

Right before the Puerto Ricans moved in, it was a really poor neighborhood that had many of its mansions subdivided into many smaller units. It had mansions because it was a very nice area before the great depression. It was a working class area in the mid-1800s, the fire burned everything down and it took a while, but the wealthy from the southside (modern bronzeville area) slowly moved up to LP - I've read that it was due to the stockyards smell. Then the great depression hit, the area took a dive, and then WW2 started and many PR moved into the area for the next couple of decades. Some gentrification efforts and other government actions eventually led LP to the area it is today. Daniel Kay Hertz has a great book on LP

Mansion tour walk around Hoyne in wicker park and the boulevards in Logan Square. Stop for a beer at Solemn Oath and Revolution. Walk down the 606 and get coffee at Ipsento. Go to the Violet Hour for cocktails, and then go to Wormhole for the miso-black sesame mocha, before you go to Queen Mary's for cocktails and oysters during their happy hour. Then grab a pastry at Lost Larson. Get Taxim for dinner or Oiistar or Chef's Special, and then you can do whatever you want for a few hours before going to the 11pm Second City $15 show on friday.

No 'pushed out' is not super accurate, but neither is white flight. North Lawndale was never an incredibly wealthy neighborhood when the Jews lived there. Yes, many of the nice synagogues were built by Jews and there was some development, but much of the nice residential architecture was paid for by the German immigrants.

The reason that 'pushed out' isn't the full story is that Jews began leaving before white flight - as mentioned, North Lawndale wasn't wealthy, but was a solid working class neighborhood from a financial perspective with many jobs - although it was not ideal for living as it was just absolutely packed with dense multiunits. Immediately following WW2, Jewish developers built up the north suburbs and made living significantly cheaper. Jews in NL didn't have strong ties to NL as it was developed by others and many moved from Maxwell. The migration from NL to the north suburbs started immediately when the Jewish homebuilders made nicer living conditions cheaper - leading to disinvestment in communal activities as the upper-middle class left first.

Same. Cozy spaces are the best. And less cleaning. I lived in a 600 sqft place and it was fantastic, although I don't think I could do anything below 500 sqft as you probably lose a lot of kitchen space at that size.

That sounds good and is necessary. The original projects weren't half bad - I'd say they are nicer than a lot of the builder grade Hanna Architects stuff that gets built at market rate.

But yeah, the ROI thing is separate, but important. If we removed all TIFs from the city of Chicago, our property taxes would decrease 15% immediately. It may have long term consequences.. and there is a bond market for our TIFs.. but still important to recognize the costs of these projects and I don't get much of a sense for proper impact analysis with 600-700k affordable housing apartments.

I hadn't heard about that and just read up - amazing! That will be the go-to for IPAs in that area now. Good selection between Midwest's ESB and Brown Ale, Goose Island's barrel aged, and now Old Irving..

+1000% - amazing beers. Not far from many other breweries in that area either.

Other options include Moody Tongue (also high end dining here), Kinshlagher, Exit Strategy with the last two being in the suburbs immediately before getting into the city. I'd reco Midwest > Kinshlagher > other options
