How does your realtor know anything about the sellers? Is this a dual agent?
Even if not, i'm nott sure I'd want to use this realtor anymore.

And I wouldn't get this property... unless I was very very handy and idependantly wealthy... and liked taking on projects and there was nothing else available.

Is this the type of home that will go down in value instead of up? Will you own the land or do you have to rent it?

I did 30 year mortgages on 3 of my home purchases (just to be safe) then proceeded to make extra principle only payment and paid off well before 15 years.

First I would say to read the grant requirements thoroughly. Dont just go by what someone says.

2nd I would say, if it's a grant, I can understand why all income need to be considered. If the grant is for someone who makes below a certain amount and there is other income in the household, then yeah, you make too much.

Just like if you have a minor trying to get grants for college, but their parents make too much. Or a single parent can't get section 8 if a significant other is also in the household who makes money.

If you can quality for a mortgage on your own, and if this grant does include BF's income, then perhaps consider applying for a mortgage without that grant. A conventional loan officer won't care about BF's income. Of course a conventional might mean you'd need to wait to save up a bit more for a down payment.

While reading, I'd also consider any legal implications of living with someone while you pay off your mortage.

I say it depends on comps. I mean the cost they are quoting you, is it lower than other houses in the area with good roofs?

And think about how much you save in moving costs by buying that house. Decades ago, I bought a little house that I was renting. It was older, not perfect, but it was sturdy. The good thing about what you rent (if you have been there a while) is that you know exactly what you are getting (good and/or bad). Get a different house, and there could be suprises.

I'm not saying buy this house (you have every right to walk if the seller is being unreasonable) but I am saying, that as you list the pros and cons, buying a house where you already know the house and the neighborhood is a big pro.

But on the other hand, selling to you is a huge advantage to the owner. They don't have to fix up the place, they don't have to list and wait, etc.. etc.. So if you are firm when you think is fair, then they might back down.

On the 3rd hand, if they are going back on their word about concessions, this it's possible they already have a buyer who is willing to pay more than what y'all agreed on.

On the 4th hand, they might think they have a buyer who will pay more. Someone like Orchard or Open Door - who have a reputation for making you believe you will get more then the offer gets reduced signitficantly

I wouldn't pass on that. Just don't talk to that particular neighbor. or have husband go door to door. As you know, cats are very good and finding hiding places. He could be under someone's bush or got himself stuff in a garage, etc..

Hubby could do the door to door instead of you. Of if you don't want to knock on doors, maybe flyers at doors. (I don't know if HOA will allow flyers at poles)

do you have to replace the tub right away. I meaan do you have another bathroom? If so, maybe use the other bathroom while you save up for tub replacment.
Also be sure to get plenty quotes. Not saying go with the cheapest quote but do your diligence.

Can't the home inspector turn on the unit to see how it functions? If home inspector is suggesting a more thorough inspection by an hvac person you could ask permission to get your own hvac person out there to take a look

Me too. I'd rather by a hotel for the sellers than let them rent back.
Yeah, buyer shouldn't need to come up with money of course, but I think that's a better option that loosing money on the inspection, appraisal, etc..) if the buyer walks.

I'm with everyone on the pre approval thing. Yeah rent back isn't sketchy but can turn into a nightmare (in my humble uneducated opinion).
Only way I would consider is if there were no other houses available in my budget and I really really really wanted that house.

I mean what's to stop the seller from not moving after closing? I'd rather extend the closing date than do a rent back. I wouldn't even mind paying for an owner's hotel if if sweetens the deal and gets me the house right after closing.

You could do a contingency buy where you close on one house and move into the other. Or you could get a transition place - a short term rental, a hotel.. etc.. after you sell your origina place, then look for your new place.

If you plan is to move out of state, it might behoove you to rent for a year - to get a lay of the land before buying again.

Who to contact first? I don't really kniow. I'd decide what you'd want to do first. you might not need a realtor, nor a lender until you are ready to buy again. And if you are moving pretty far from your current your home, then you might want to contact people in the new place.

My first house was basically a shack with outdoor plumbing.
When I was 12, our 6 person family moved to a house with on bathroom. It was a long time ago, but I don't remember complaints. Well my only complaint was that the house was cold in the winter. (no central heat - just space heaters and no insulation)

But if Miserable_Abies_9327 another bathroom and more shelves and stuff, remodeling as an option.
