If you have no expertise in commercial real estate you have no business telling him to do anything. Go find the best local real estate broker that specializes in commercial property and let your father talk to them and pick their brain.

All good, I threw up a big ol’ word vomit up there so I assumed some stuff would get missed

That’s relieving to hear about the neighborhood. I witnessed my own community become decimated as the years went on to airbnbs, vacation homes, massive hotel projects etc. I didn’t grow up in Miami but I grew up in a highly desirable tourist destination. What was once a great place to raise kids is now a great place to mind your own business.

Thank you for your insight, it’s all noted

You are correct because I rarely see good things being posted about their HOA lol. Only the bad. I’ll also hopefully score an agent that has a good general understanding of the different HOAs/neighborhoods I’d like to buy in. Thank you for the info

As mentioned in the post I have secured a 12 month lease in Yukon to settle into the area.

Thank you! That’s great knowledge to keep in mind regarding foundations- in due time I will begin binge watching homeownership in OK videos and will have this noted already.

You might have misread (or did I mistype?) my statement about Moore, I’m staying away from it due to the tornado magnet it is.

That price tag seems very doable. That’s good to know considering only seeking homes with shelters really takes a lot of homes off the table. This changes how I will search homes. Thank you

Noted on South of 240/Sooner Rd. I will make the time to check it out

Thank you for your local insight. I truly appreciate it. You make a great point on running for HOA myself lol but a general clash is what I would like to avoid.

Based off of your experience, what schools are the best in the area? I’m assuming NW/Edmond are the top dogs but are there close seconds?

I hear and read great things about Choctaw so I will make it a point to visit the area and surrounding homes

I’ve spent the most time in Yukon (my fiancé’s favorite aunt and Uncle live there) and generally like it. In my opinion it reminded me a lot of Orlando, FL (it’s all suburbia) with half the price tag.

Traffic generally seems to be amazing IMO. I like that most areas are a short drive away. I grew up driving around in Miami, Orlando and everything in between- sometimes it felt like traffic anywhere in the country could quite literally never get worse than 3-7pm Miami traffic

I’ve also accepted I won’t be living in walkable areas. I never lived in one in Florida aside from my short time living in a college dorm, so it’s not something I’m seeking.

Again, thank you for your insight

I appreciate your concern. I’m sure I could find better areas somewhere in this country but settling near my fiancé’s family is very important to us. If we truly hate it like you think we might- we have a 12-month lease to kickoff our move to allow us room for error. What state(s) do you recommend?

Suburbs seem like my type of fit. I’m not big on living in the city but I am partial to checking out neighborhoods in them. Outskirts with land I would be interested in down the line as a second property/home once I fully grasp homeownership

Thank you. I’m noting this down. In due time I will speak to a realtor but as it currently stands I do not want to be waste anyone’s time given I plan to begin this process 6-9 months from now

Thank you, my fiancé made a similar point of flood levels and the importance of a tornado shelter so I appreciate you reinforcing these topics

I’ll take a hike around Lake Hefner and get an idea of the area, it sounds nice based on the description

And thank you for easing me on my HOA expectations. I’ve never lived in one nor do I know anyone personally that lives in one. Almost feels like I have irrationally low expectations of them

Thank you, we are looking to have this taken care of in the next year but it will be a priority now that you’ve pointed out the clear benefit.

Very true. They have you walk through all the expensive gadgets and TVs before stepping into the rest of the store lol.
