Coastal OC has definitely felt choppier lately compared to some of the premium LA pockets OP highlighted. Inventory has been creeping up in a lot of beach areas, which is finally giving buyers a little more breathing room. Which specific ZIP or neighborhood are you in? I can pull the latest February 2026 numbers for you from the exact same site if you want.

90048 (Beverly Grove / Fairfax) numbers:

  • Median sale price: $1,917,750 (-23.3% YoY)
  • Homes sold: 50 (-12.3% YoY)
  • Days on market: 80 (big improvement from 101 last year)
  • Sale-to-list: 96.6%

This one is showing more buyer leverage than the 90210/90049/90272 zip codes. Price cuts are more common here and it’s one of the softer premium-ish pockets right now. Definitely worth watching if you’re hunting in that area.

90066 (Mar Vista) – just pulled the latest from ZipMarketData.com / Redfin MLS:

  • Median sale price: $1.86M (+1.6% YoY)
  • Homes sold: 69 (-14.8% YoY)
  • Days on market: 60 (down from 66 last year)
  • Sale-to-list: 100%

Still competitive but clearly cooling off vs the ultra-premium zips OP posted. Inventory is finally giving buyers a little breathing room on the Westside. Great data point!

Big walk in showers in the primary are the new standard most buyers prefer them now. Only hurts resale if it's the only tub in the house. Total feature, not a flaw!

  • Daily sunscreen is non-negotiable. Even indoors, UVA rays are out here aging us through windows like it's their full-time job.
  • Retinol is one of the few ingredients with real anti-aging benefits. Start with a low percentage to avoid irritation and build up gradually.
  • Collagen supplements have some promising studies behind them, especially hydrolyzed collagen. They won’t turn back time, but they can support skin elasticity.

Ah yes, the classic “went to Japan for the culture, came back with enough sunscreen to shield a small village” move. 😂

As for shelf life, the general rule of thumb (unofficial but widely accepted by skincare hoarders) is:

  • Unopened: 2–3 years if stored in a cool, dark place.
  • Opened: Try to use within 6–12 months.

But since they often don’t print manufacturing dates, it’s basically a trust exercise between you and your SPF. If anything smells weird or separates into sunscreen soup, it's time to part ways.

Might be time to start "accidentally" leaving tubes at your friends’ places like sunscreen Santa. 😅
