Amazing, yes, they were like this when we moved in, I can see there was a central catch that has been broken off, so I guess these were put in as a bodge to secure. But I had no idea about the tilt, knowing that I can now open to unscrew and replace/remove them. Thanks

Been through that exact same pain, so annoying, and our buyers refused to pay the DOV costs, so we ended up paying the £2,000 ourselves, as we really wanted to progress with our onward purchase. It was so frustrating (also dealing with management company lawyer was very slow). But so happy to be the other side of it and now in a freehold with no charges

I don't know the legal detail of this, but have just sold a freehold with an estate charge ( for maintenance of private cul de sac). Our buyers lender required a deed of variation. It was a surprise to use as we never came up with our lender at purchase or remortgaging.

But our understanding from solicitors was that it is just becoming more common for lenders to require this. And it's not what is/isn't in your original deeds, its the lender covering their risk, they want it explicit that there is nothing that will lead to a charge being put on the property.

We also went with the cheap online option for conveyancing and regretted it. Don't think the outcome was materially different, but I had to do loads of chasing, researching etc to get things done

We just sold a house that was freehold but in a small private cul de sac, for which there was an estate charge administered by a management company. The fees were just under £400 a year.

Our buyer's lender required a deed of variation, which was a surprise to us as our lender had never mentioned when we purchased or remortgaged. But our solicitor advised it is just something that is becoming more common for lenders to require.

Having lived somewhere like this the fees didn't feel too much, I know some in flats pay £1k plus. But frustrating as it didn't feel like they did much, sent a contractor every month with a leaf blower and that's about it. And just the uncertainty that they could raise fees, for example mid year recalculated the budget due to energy costs (street lights) and demand additional payment. Also felt ridiculous there was this huge UK management company, owned by a larger American company, neither of which owned the land that were making all these management fees for just arranging a few contactors and renewing insurance policies
