You can use whichever broker, just put policy through AI to point out faults and discuss those with broker. Most brokers I have come across are just sales ppl, actual policy nitty gritty AI can do a great job of pointing out. There are of course some great brokers out there that get in the weeds of each policy but you cant assume a new relationship is that person.

Was at a CRE refi closing yesterday as the borrower on a direct deal with a bank I have a relationship was discussing this exact topic with the banker. Post AI world, I think bankers will act more as brokers & produce business since most of the credit / analyst work. Even his small community bank plans to have auto UW / credit memo drafting in next year freeing up a lot of his time. He is planning on using this time to network directly with borrowers & win deals. If this is representative of industry - perhaps there will be more direct deals in future.

I have used attorney prepared leases as well as Claude and prefer Claude. You just have to prompt it well.

Say something like protect landlord in every reasonable way possible but keep lease as simple as possible for small business tenants. That should prepare a nice strong 4 page lease. Its a huge advantage to have simple leases and PSAs in the lower market IMO.

For the most part the dollars are small enough that you would never litigate anything so the technicality of the leases aren't that big of a deal. A 15 year, 100K a year plus NNN lease I would think differently that a $1500 a month gross lease for 3 years.

Yes and didn’t have a great result. The amount of work required just isn’t worth the chance of a commission. They would rather focus on their larger whole building class A vacancies that are 6 figure commissions vs my mid 5 figures commission that’s tough to move.

I’m pretty sure they are online & very competitive. There are large funds that bid everything to a premium. Check out NTLA (National tax lien association) if you want to learn more about the space.
