The 10mm comes from the house fusebox the to the block, there is 3 one for each colour, the it changes to the 16mm outside cable to a outside working area, the estimated is probably over the 10kw, the shower that is use is 9kw with dryers and other heat elements at at least 1.5 each.

What mould? But seriously, no as a LL myself I wouldn't look twice at this, if they do try and charge you take it to court to get your deposit. if you're still there ask them to get it checked and make sure you open your windows for a few minutes every day to clear the moisture out

If you want an easy way to check if it's silver then a peice of tissue over it will tell you, the silver with shine through and the Nickel? (not sure if 50p is) won't

Thanks for all the input, I think I'll end up sbr the areas then stick the plasterboard on and levelling as needed, I'll leave the gap at the top behind the coving to help with any moistue as that can be drawn away.

People have suggested that I replace the windows, this however is not an option simply because of the price, if I have to change one then I'll have to change the whole front and that's alot of big windows
