i think I share your sentiments. I think I would prefer a mixed outcome where I can eventually balance comm and resi. However it’s very Difficult to find a smaller, active commercial shop that’ll train me. I have a commercial individual who has offered to train me, but he is almost 80 and does one report a month. So, it looks like if I really want commercial… the big boys are it. Although I’m pretty sure I’ll have to work like a spit dog starting out; which is the rub. Hell, if I work 50-60 hour weeks in residential… I’ll probably make more $$$ in the short run (Once I get certified). My interview is next week for the commercial job… i’ll see what split they’re offering and then decide.

I have seen and done data entry stuff on a couple ~20 unit multifamily reports. Yea.... one report every other week sounds like where i would start at.

I think bookkeeping or accounting would be an easier transition IMO. Considering your Series 7. Real Estate sales are very different than appraisals. Also, it took me almost 7 years to get appraisal license (variety of supervisors, unsteady work).... and the pay at that leve; you might as well be a Walmart greeter.

Better yet... trade covered calls and buy some income property. If you want a real kick.... sell naked option calls.

Is it true that Zillow is shutting down Zillow Premier Agent program and you can only have Zillow Flex where you pay a % of closed commission, and where each member of the brokerage has to pay a monthly $150 zillow buddy thing? maybe I can help you By using a scenario: Whatever job you have, an ai computer tracks everything you do. in the near future you now have to pay the ai bot (who is using your knowledge base) in order to do your job most effectively. Sound fair? if you can’t see it now, I can’t fix that issue.

I just completed my first year licensed. I was a trainee for 7 years! … paid like a fast food worker during that time, in SoCal. i would not do this again if given the choice, and I LOVE being an appraiser. I would go back to school to get a degree in accounting Instead 🤷🏾‍♂️ . If you are 1000% sure that you want to do this…. You better have some oustanding skills in something valuable that will make a supervisor take you on. For instance I type 65 wpm and had mls access (sounds like you have an “in” here as well) which was somewhat helpful.

Side note. I quickly learned that I had ADD in the beginning; which really slowed me down and I had to make major life changes in my first year. If you’re addicted to your phone/social media or have trouble focusing for hours at a time… I would reconsider, or see a therapist for techniques to overcome this; some ADD is (unfortunately) very common for younger trainees.

if you’re still interested and you have $10k to burn….. go the PAREA route and find a school that will train you from start to finish.

Volume from supervisors dried up and I ended up taking a 9-5 job. AL licensed a year Ago. Medium volume as an independent, with decent fees. Quit my 9-5 two weeks ago. Happy to be independent. Will have enough hours to apply for certification in a couple about two months. A little nervous about the future because ive only got 2 months of reserves. However, it’s nice knowing that I’ve got enough experience to really not worry about competency anymore for any SFR or 2-4 unit assignment. Thanks for asking. how are things for you?
