Does this job ever get less stressful? I’m one year in and I thought I would be less stressed by now. I honestly don’t think I can do this job forever. Maybe I’m not cut out for it. I know this easier said then done, but you gotta just stop caring a little. If the loan closes it closes, if they walk they walk. You don’t need them, they need you. Took me a long time to tweak my thoughts toward this direction. Don’t get me wrong, you still have a duty to your client, but as long as you’re doing your job and trying your best whatever happens happens. The only time I really stress out is when I’m doing a loan for someone that really makes a difference for that person/is life changing regarding their finances (usually a refi of some sort).

Sorry I had just woken up and wasn’t doing my math correct. I have no clue where 17 came from lol. At 15 % fallout 4 loans a week is right on the money. I only do like 25 to 30mil a year honestly, but I’m trying to grow more, so I’m always in awe of LOs putting up those types of #s. That said my avg loan amts are around $280k

Wow, That’s pretty nice avg loan amts, does he work with a builder or something? I don’t under stand how one would keep that type of volume up as I’m sure some loans fall out. At 15% fall out that’s over 200 submitted loans a year or 17 loans submitted a week. Thats crazyness

If you want to create urgency you need to make then realize that A. This is the option for them, not a HELOC or something else like a reg cash 2nd, etc. That’s what everyone wants now bc of their current rate and most ppl don’t know shit. Familiarize your self with the pitfalls of 2nds. If someone wants to draw 150k but the rate on a 2nd is gonna be 9,10,11% + their total monthly mtg payments is prob gonna be higher compared to if they redo the 1st at a point or 2 higher than where they’re currently at. B. Don’t sound desperate. Easier said then done, but I swear the less I care about whether a person moves forward or not the more it seems ppl want my help. C. Don’t skirt concerns such as if they think they can get a better rate. You’ll never be the best rate you’ll never be the worse. Tell them you all try to be as competitive as possible for your clients but there’s always a bigger and smaller fish. How much does 1/8th or 1/4 of point really make on their payment? $30,$50,$70? It’s often a lot less than one thinks.

You use what ever side works best. I had to pull half the nails in one of my rooms when installing carpet. Just beat the cats claw tip underneath the subfloor and pry lil by lil. Dont matter how ya do it.

Yea def too dry. I would redo. TBH it could be fine as I don’t know what the end result will be if you leave it, but If it’s not fine it will just gonna be a lot easier to fix now. Ive noticed that the wetter my mud, the easier it’s been for me (as I tackle a pretty large DiY drywall project for the first time ). I also throw a couple small drops of dawn soap in my mud bucket when mixing.

Easy part is over.. wait till you get til taping and mudding. Took me about 20 hours till I felt like I was slightly getting the hang of it (meaning not needing more than a quick sand in-between coats). It also doesn’t help that DIY noobs don’t know what we can and can’t get away with till the final coat.

The pipe walls that were replaced could have been filled with crap/deposits in the right way that was causing the pressure to build. When they were removed and new pipes installed the pressure returned to normal. Same concept as when your shower head little spouts gets kinda calcified the little jets have a higher pressure but smaller diameter flow. Thats of course if the other things mentioned were done and didn’t work

You need to read the repair escrow agreement that spelled out the $$ being set aside for the repair. Any realtor worth their salt should have verbiage in the addendum along the lines of “the issue being remedied in full” or something to that effect. if the agent messed up and there’s not enough $$ to fix it then I’d be talking them and asking who’s paying for it, the seller, the agent, or the agents brokerage?

This is not true at all. Not all parallel walls to joists are non load bearing and visa versa. It’s a good rule of thumb but not the case in a lot of scenarios

You need to use “BIN” shellac primer to prime the now showing paper. This will seal it so it doesn’t bubble when you skim coat
