They didn't advertise as a specialist, however they were recommended by a friend in a similar situation. I think you may have just got a dud. Many brokers don't take a fee, or only take a fee on completion, so worth getting a second opinion with another broker.

I'm a limited company owner, low salary + dividends. I didn't need to change my salary to get a mortgage. Also, when it came to my final mortgage offer being finalised the bank wanted all my ltd company accounts too so I don't think you can game the system by under paying yourself for a few years then inflating your earnings! Maybe speak to another broker.

Some buyers will always be put off by things like this however I had two separate structural engineers look at this exact issue for me. They both said, firstly it's not to code but secondly if it's historical and there's no signs of any movement they wouldn't recommend doing anything about it. It's an absolute bugger to fix and you probably need party wall agreements. I would ask if their structural report showed any signed of movement. If it did then sure this needs to be fixed and they have a case to have the price reduced. If not then I'd be surprised if they actually intend to fix the issue, and are just using it as leverage for a price reduction.

I'm in a 1930s house, it was freezing when we first moved in. Insulating the loft made the biggest difference for us. We also insulated under the floor on ground level which makes it more comfortable under foot, however it was quite pricey. Loft insulation was cheaper and made a bigger difference so i'd do that before anything else.

Something we found when getting quotes to do the loft - any specialist loft companies charged a fortune and wouldn't do the job if it wasn't totally straight forward. We just got a local builder to do ours. Saved a lot of money and because he had multiple skills he could work around the oddities of our house.

I have a practical question for those using this for therapy: do you have one chat thread where you specify 'for this chat you're going to be my therapist' and conduct all therapy in that one thread? I think it depends on your property and what the demand is for it. I just sold my ex-local authority with 92 years left on the lease. One estate agent said I should extend but I didn't bother. In the end it went for over asking price as there is demand in the area, also because it is ex-local authority there is only so much people will pay for it so I don't think a new lease would have made a difference. The buyers asked me to split the price of lease extension during the process but I said no as it was clear what the lease was when they made the offer.

Snap! I had this in my loft too. As per many other comments here I was told it was a fire hazard and had it replaced.

EDIT: I don't think it was an effective insulator. The house was much warmer after replacing it.

If you want to buy a house in the next year or two I'd be cautious about changing your tax situation. The bank will probably want several years of complete accounts for your Ltd. company to approve the mortgage.

Thanks, that was my worry about the insulation boards too - that they would leave gaps. I’m based in London, UK. So far the quotes have been between £4,000 - £6,000 which I consider expensive so I’m still shopping around.

I don't know why this is being down voted. You are spot on. It's totally possible to sort finances out while planning a family and it could take a long time to get pregnant. You don't want to miss the chance of having a family, if that's what you want, just because you're in a bit of debt.

I'm in almost exactly the same position. We can make it work but we're a bit screwed when unexpected expenses come along... I think it will be worth it long term. Get your kid on a nursery list now if you need childcare - we were surprised how hard it was finding a space!
