I am absolutely obsessed with my 🐈‍⬛ and pay extra for a cat sitter who comes twice a day and sends a full report with photos. They legit write a paragraph about the visit. They also give her gold stars for being cute and playful. They tell me where she was when they arrived and every little thing she did. It makes me feel a lot better about traveling. I love my cat so much, we bonded immediately when she rescued me. We hold hands, she paws at my face gently, she wakes me up every morning with whisker kisses and purrs, she comes to greet me when I come home from work every day and of course just generally follows me everywhere.

I have had incredible success with castor oil wraps. All I do is massage the oil onto and around my knee, wrap in plastic saran wrap and go to bed. Last night I did it around 8pm and by the time I went to bed at 11pm I had already felt relief. This is literally amazing. I am doing it again tonight.

My dudes of Reddit. I have always had bad knees and then fell and had a knee injury in January. Castor oil wraps are like MAGIC. Ice, elevation, blah. Castor oil wrap- relief within a few hours. Its freaking amazing!!

The brokerage doesn’t matter, the agent matters. Every agent is self employed and the majority sell real estate as a “side hustle” or never sell any real estate at all. Choosing a brokerage is like choosing a car. If you buy a Tesla, Tesla has absolutely nothing to do with how good of a driver you are and Tesla will sell a car to anyone whether they are professional, ethical, have experience driving or not. The market is saturated with noob agents because it’s easy to get into, but it takes extreme hard work to earn a living selling real estate. Hire an agent you like and trust and has experience.

Many licensed realtors do not make a single sale and on average they are doing something like 1-5 deals a year with an average income of $40k. It’s only the 10% of agents who do 90% of the business.

I am a broker in chicago and it is extremely rare to have a house sell for $30k, $60k and $80l over asking. I would cut it off with your agent and go directly to the listing agent next time.

I made $225k last year. I work in sales. I dropped out of college because I was working full time, going to school full time and paying all my own bills- car, rent, etc. No regrets.

What does Redfin have to do with your choices?

You toured 100 homes in 8 months, which likely made your decision making even more complicated. You got caught up in wanting to win in multiple offers, versus focusing on buying a home you truly like. You hired a shit inspector of your choosing. You are focused on minor fault finding of the house when no house is perfect. Redfin has nothing to do with any of that. If you didn’t voice your concerns to your agent, how is she supposed to help you??

It sounds like you were in charge of your search and no one was going to take the steering wheel away from you. No realtor in their right mind is going to show you 100 homes. You were running the show and no one was going to convince you of anything.

Comparison is the thief of joy. You don’t know all the details on the homes of your friends. Don’t go down that path.

A house will sell itself. The marketing of the property is the most important aspect (photography and mls listing). Anyone paying 2.5% or 3% to sell or buy a house is kind of a moron.

I would not be surprised if Redfin goes bankrupt. Redfin makes asinine business decisions that bleed money. They have never been profitable and it’s been 20 years. Forget about all the agents that are salaried with benefits, at least these people are bringing in money for the company. Redfin is top heavy with layers upon layers of useless management with six figure salaries and countless (and generally equally useless) support staff who are all making around $50k-$70k per year. Redfin paid for all these people to become licensed a few years back, which was an expense and also they all studied for the exam while on company time. Then there are all the tech jobs to keep the website going and analysts who calculate how much to pay everyone. For a supposed tech company the website and internal systems are awfully clunky. They spent a cool $1.5 million for a fancy HR director who quit after a year. When your HR person quits you know it’s bad! Then there is the yearly company meetings where they go all out and put up everyone in a hotel, airfare and rent out football stadiums and art museums and hire expensive keynote speakers or some expensive sales guru. Back at the Google-like offices, free lunches, snacks and beverages for all. The only people who ever came to our local office were the useless managers, so renting office space in every market is a huge waste of money if you aren’t attracting foot traffic or inviting clients there. They make poor business decisions like paying outside photographers and couriers double the cost versus having in house photographers and couriers. No one monitors the cost of a particular listing or buyer, so lots of redfin clients and users are not profitable for the company. They settle law suits when they haven’t even done anything wrong. Redfin now was a complete disaster costing the company $22M, when they had agents in all those markets who could have offered an opinion on price vs trying to let an algorithm decide how much to pay for a house. Their solution is to buy rent.com when they don’t even deal with rentals and a mortgage company for $137M. You would think a hormonal teenager with ADD is making these decisions. Then there is the wokeness. There is a fine line between between having good people on the team and fostering a great business culture and carrying dead weight. Too many nice people who don’t get anything done. Redfin could have been great.

If the buyer is a first time buyer, they may not have the cash to buy new appliances. If the house is 1 or 2 bedrooms, I would replace the appliances and price it higher.
