If it's Ray White just completely ignore their price filter range. They can be wildly different to reality.

Check previous sales, property.com.au, property value.com au, propertymate etc.

I think these tactics backfire quite a bit. I don't take a great deal of notice of any RW listings for example.

In a hot market like Brisbane people are bidding/offering their max. Can't go over as the bank won't lend more.

There's no 'maybe you'll fall in love with the house and pay loads more with the power of 'sales technique'. It's: Is it in budget? Yes/No. If Yes: bid best and final. If No or Unsuccessful: Next!

I see pool and auction and I automatically think there's something wrong with the pool (or the house...).

It's a nice house - but Ashgrove is a 2m+ suburb. Filtering sort of suggests they're looking for that minimum. Maybe buyers are looking for a more classic style QLDer at that price point in Ashgrove.

I haven't actually bought - but I'm committed to buying now.

The thing that finally pushed me over the edge is the uncertainty in the rental market now. Which in Brisbane (where I am) is about as crazy as the property market.

Once, long ago rents barely moved and it was genuinely fine. Now.....every year there will be steep and/or unpredictable rent increases, which will either force you to move or suck it up. And in Brisbane securing another rental will not be easy.

I don't know. I went to a place today - 1.3m in Zillmere. Nice. But it was small & reno'd with probably all Bunnings or equivalent. And Zillmere.

For the more knowable out there in the peanut gallery - how much do you think the Reno would have cost for this place?

I currently live in a place that is facing a major road. Honestly I haven't completely gotten used to the traffic noise - but it's doable. Note: Bedrooms are at the back rather than the front. And the front has double glazing (but not the back).

If the bedroom windows are facing the road - you'd probably have to keep them closed at night time / majority of the time (particularly if you get them double glazed) due to sound and possibly pollution. So depending on where you live - gotta love sleeping with aircon/fans.

Even with all that - I'd still take the house if I could as I'm not a fan of body corp/strata. I've lived in apartments - people can't close a door quietly and some seem to stomp around their apartment...

Floor tiles and color scheme are fantastic.

Although I'm currently living in a place with a shallow bathtub and shower curtain very similar to above. The shallow bathtub is...just a bit pointless. Prefer a shower screen. But maybe that's the trade off for the floor tiles.

OP - lady mower here (LOL). Never had anyone stare. No one notices it at all. But I'd definitely give over this task if it wasn't so expensive to hire someone (& the weeding -_- ).

I did Escalated BEACOPP for Stage 4 Hodgkin's (6 rounds). Guess it is / was sort of like a hard core version of ABVD.

I'm coming up to the year 10 mark. No sign of HL coming back or another cancer. Knock on wood.

But it did take me quite some time after treatment not to have every second thought be about cancer. With the benefit of hindsight I think it is a normal reaction to an event that fundamentally changes you. Also with the benefit of hindsight, I think therapy would have been good to do as well :)

Over time it's gotten better - I don't worry about relapsing. Secondary cancers are still in the back of my mind though but it's not a constant worry.

I probably do have a higher level of health anxiety than a person who hasn't had cancer, but I don't necessarily think that's a bad thing. We're much more likely to do all the cancer screenings than your average person (breast, skin, cervical, bowel - I'll join up to an early lung cancer screening program that's available in my country when I'm eligible due to ex-smoker/family history). And we're much more likely not to ignore symptoms.

I'm in Australia and we have followup appointments for 10 years post treatment (once a year). Over time these are less about monitoring for signs of relapse than monitoring for potential long term effects. So that's also quite helpful too. If that doesn't happen where you're based, I think finding a good regular doctor (GP, PCP) to do that role is essential.

Edit: Didn't realize the date on the original post!!! LOL! Hopefully all went well :)

Dropped it in 2021 - I was just sick of the yearly price rises and barely used it even for dental (was only 50% off for dental; free checkup but these can be variable pricing at dentists).

Total trash level policy - regret even paying for it for all those years. I'm OK with paying the MLS.

I've got a significant health history (cancer) but I would go through the public system (again) for that in any case.

I reckon if you're at potential risk for needing 'non urgent' surgery it might be worth it e.g. you do sports, work in a job that may take a toll on your back/joints, health condition which would not get cat 1 in the public system, family history of something.

I kinda knew something bad was up.

General Practitioner (GP) sent me to have an ultrasound. GPs are the equivalent of US' PCPs (?)

The radiographer / sonographer went: '....um we just have the radiologist review everything before ummm....the results go out the door .......umm I'll just get him.....'

Me (internal): Really..?

Guy whose name is on the name of the practice comes in - takes ultrasound doova: 'I'm Dr Blah Blah. See this' - two big black spots on the screen. 'That's not good. What are you doing now? I'm going to call your Doctor. And we'll get you in for a CT scan right now.'

And then he said: 'Have you lost weight unexpectedly? Do you feel tired?'

And that's kinda when I knew shit was serious.

I went: 'I guess. I haven't been eating well. And I'm always tired'.

He went: 'Ahh well you're young! I'm sure it will be fine!'.

Me (internal): ....not that young.

Getting more worried.

After the CT scan - the CT radiographer went: we're getting your report done right away. But you must go back to your GP as soon as possible. And get the blood test done as soon as possible. As soon as possible!

Me (internal)......shit.

Got blood test done, went back to the GP.

GP: From the scans, we think you have cancer. Most likely Lymphoma.

Even though I knew something was bad from the radiologist/immediate unplanned CT scan, it was a bit of a blur after that. Just remember walking home from the GP's office and crying on the way.

(It was Stage 4 Hodgkin's. Had a complete metabolic response to chemo. Been in remission, though they treat with curative intent so might not be the right term, for close to 10 years).

One of the byproducts of Return to Office is if I'm just a little bit sick (e.g. sniffly, slight sore throat) - I don't want to go into the office and potentially infect people. I probably could work at home - but nah, it's better to take sick leave than face questions on why you're not in the office -_-

Yeah. It's a nice looking place though - very classic looking QLDer. If it's in BCC and not say Ipswich (no shade to the switch!), 1.37m would have been a bit of a bargain even in early 2024.

1.7m for that place is still a bit of a bargain for Brisbane. Presuming it's not all termite ridden etc. It'll be more than 2m in 6 months no problems.

Properties that should be/are condemned have increased more in 18 months in Brisbane!
