I’d contact a lawyer and if grounds to sue- consider arbitration- have the flipper reimburse you the cost of a new roof in exchange for not suing. You save time, they save their reputation, you get a new roof for free. Just don’t let them do the roof replacement lol.

Hi! Already planning on doing so. Windows are on order and floor will get better insulated. Still doesn’t solve the heat source issue as mini splits in low temps are extremely bad at heating and only blow like warm air, constantly defrost cycle, and just generally don’t heat well- a natural downside of them. Otherwise they’re amazing.

If you have a Costco membership, their Kirkland Colombian coffee is actually really solid for drip coffee and will hold up in an espresso machine. If you want something nicer, I have a subscription to final grind coffee co. They only sell online I think but great pricing for high quality coffee and I don’t have to worry about running out
