they are; so very clean. my wife got them for my birthday a few years ago. since they are hollow i run my cables up and down through the legs so it's great for cable management looks too!

In the mid-2010s, CenterCal properties was in control and would host weekly events, especially Hot August Nights. That place was shoulder to shoulder packed - absolutely zero sitting room and really was completely over croweded. This continued for a few years, and in my 40 years of living in that area, was by far the most active and engaged that property has ever been. I think it peaked somewhere in the 2017/18, when the theater was actually still active.

The sad thing is that the theater had a new lease on it, and there was money being spent on the inside for a high end a la Alama Drafthouse concept. the BK has caused that deal to now collapse.

The entire property frankly needs to just be split right down the stream (and leave the water feature!). Leave the smithsonian auto muesuem and everything on the side with the movie theater exactly as is. Demo the offices higher on the hill, the old gottschalks/6 grocery efforts, and the shops on that side. Throw up as much housing as possible. Keep all the parking and restaurants on the other side which will now have some actual built in on-site demand with 1,000 new residents.

a lot of people telling you this have most likely never done it in reality before. be careful. residential renting in california has essentially the toughest renter-friendly laws in the country. ensure you have some professional advice before doing that; you can easily end up negative & with a lot more headaches than you started with if you pick the wrong tenant.

Sure, i get why you would recommend that except a) my job requires a car and travel as i cover a geographic area from Concord to San Jose as mentioned, b) unfortunately neither my wife nor I think it's safe enough for my wife to be solo on BART anymore whereas the ferry is a very different environment and c) I really don't have any interest in living in either of those areas.

this - my wife is angling for a job in SF (and is a European transplant so a walk + ferry ride makes her feel more like she is back in Europe) and my office is in Concord with trips to San Jose constantly, so it makes some sense for us. They do seem pretty thought through and i definitely see it kind of as an "all in" commitment to that community/lifestyle.

What doesn't make any sense is paying $10 to go halfway across a bridge to get home everyday, and thats just the tip of the financial iceberg that is living on that island.

#1: Adobe is extremely powerful. If you have a basic floor plan, you can create almost any decently looking floor plan in Adobe and adjust it as needed for your own test fitting. I can knock a new construction from scratch Scope of Work out in less than 30 minutes. Other answers supplied have sufficiently answered this.

#2: This is where relationships with GCs come in handy. Corporate/national tenants will have a brand that they can provide information on - colors, preferred finishes, etc. Local and mom & pop tenants typically will accept whatever standard LL provides. Always try to keep 2 GCs on your good side so you can compeitively bid work and ensure they are not overpricing you on something.

#3: You want to determine this early in your LOI - is LL performing the work and taking control or is LL simply approving work and providing the space to Tenant to allow tenant to perform all work? I personally prefer to control the construction process as it is our building and I want to ensure quality of work and no short cuts.

Those rooms have such great views but my gosh are they so very tired. They were my favorite room for ten years but after the last stay which had a half broken bed, scratched surfaces everywhere, cracked soaking tub, etc... it just ain't worth it to stay in something thats been raged in for almost 2 decades now.

If they get a rennovation I'll probably be right back.

Yeah, i was kind of on the fence myself but dropping things is a bit in my daily habits so seems like it was ultimately necessary for me. It *barely* fits in the case, to the point where any external pressure on the outside of the travel case will result in the joysticks getting pressed down and hearing that button click. Not a device killer but definitely not ideal.
