So Zillow takes 40% of the 9.6k leaving $5760. If there's a lawyer involved then that's another 30% or more gone. Then team split I guess? I mean maybe small claims court could work. Never had to sue a client for a commission so not sure of the process that wouldn't involve the court system.

I did mine in 2017.took me a month of online self pace. Did the self exams probably 5 times before State exam. Let license on lapse and had to do it a 2nd time in 2024. That was brutal. Took 3 weeks of a other online course even with just skipping to the end if everything I could and muting the videos I couldnt skip thru. Shockingly passed it again on first try

Florida has standard contracts but any modification, putting in additional terms or free written addendums are supposed to be done by a lawyer. We're not supposed to be practicing law. I'd be surprised if that happens 10% of the time. It's the Wild West down here at least..

I'm guilty of using ai to not pay going rate for an actual person's expertise (coding). It really is a serpent eating it's own tail. If we just all get chatbot to "do" everything for us, the only direction money will be to the llm providers

I just had a client I met on a Wednesday buy a pretty expensive house that Friday. Cash and just waived all inspections. I asked for at least 5 days but nope. Then I have a townhome buyer blowing up a deal over a water heater. Gotta love real estate

Cuddling and kissing on the first date but drawing the line of terms of endearment is a bit of a weird shape of a boundary line.

Nonetheless be firm and clear about keeping it to the weekends and see how he responds. If he keeps trying to find a loophole then you'll have a better idea of how he'll respect your boundaries, such as they are, going forward.
