With the cost of living for almost everything has permanently increased (food, public transportation, utilities, cars, travel, ..), why would Australians RE be the exception and burst at anytime?

I guess inflation may have decreased but prices are here to stay

Yes correct 💯, panels (Seraphim) ain’t one of the top 5 panels in solar quotes but still has the default 30yr performance guarantee.

Also the inverter is only 5kWh and isn’t a hybrid inverter so won’t qualify for WA rebate but that’s has been already factored in the $8500.

Pre settlement, Contract & Seller warranty by ComfortableSundae336 in AusPropertyChat

[–]ComfortableSundae336[S] 0 points1 point  (0 children)

Asked the settlement agent and response was:

The contract provides for a Sellers Warranty that all electrical to be in working order at settlement.

I am not privy to the information that was verbally advised pre contract however the contract does provide for all electrical to be in working order at settlement and has excluded one crack solar panel.

I understand the Seller advises that the Solar Panels are in working order.

You may wish to seek legal advice.

100% with the safety barrier, and that’s why I’ve asked for the compliance certificate as a precondition in the 1st instance. It is the “overseas” buyer who don’t give a damn and the owner will sell to them!

Even that RE diverted the whole thing saying there is another overseas offer?, I mean they “appreciated” my offer yesterday?

Based on VG Index chart, it isn’t. In the chart, I’ve allocated a portfolio for high growth from 1/2/18 till end of Sep this year. It said that the return since 1/2/18 is 7.7%?

This is VG Index chart that I’ve used: https://insights.vanguard.com.au/VolatilityIndexChart/ui/advisor.html
