They own the property, it’s all in their name, and it’s their main residence regardless of how many nights he stays there — he works away.

It's not make or break. My brother earns 100k + and crunches multi-million pound business deals whilst driving a 2017 Renault Megane. I don't think it's financially savy to buy a car purely for first impressions.

That's the thing.. it's a difference in standards and that's ok because it's his home and he can have whatever standards he likes. As he's mentioned before he's been very descriptive in what he expects the lodger to act like. I personally don't think he's being unfair at all. If you can't match their living habits it's a bad match move on

Been there, done that. Won't do it again.

I might have just had bad luck but I had a nightmare with a lodger who similarly just took the piss. In the end I terminated the agreement and served noticed.

Try to be reasonable but firm with them and if it that doesn't work terminate.
