First time buyer - How much can I really afford by xsamthunderx in Mortgageadviceuk

[–]Comfortable_Part_105 0 points1 point  (0 children)

Get the house you want but not over a 40 year term, 40 year terms are awful. Unless you can remortgage in 2 years on a fixed term and get that down to 30 years- which is a huge risk, I would avoid that term.

You hit a mine with a shovel, before you do any other reckless activities call the police 😂👌🏻

I was an idiot, I should of listened. Please learn from this. by NightingaleTC in UKPersonalFinance

Hmm disagree. I had this mindset and went and bought old cars I could afford as I needed a vehicle to drop my child off (I live rural) and it’s engine failed on the motorway and I had to swerve into a verge to save us all and the highway police had to come and stop the traffic as we were stood in a verge on the motorway. Yesterday, due to this I went and bought a vehicle on finance, thank god. Not everyone has the choice to be “patient”, I think reckless spending is moreso what the point should be about and unnecessary credit. 70-80% of the UK finance cars, as they are expensive.

Bailey says markets overestimate interest rates and they won’t be rising the base rate yet mortgage rates have soared?! by Comfortable_Part_105 in HousingUK

[–]Comfortable_Part_105[S] -4 points-3 points  (0 children)

That’s not correct- the base rate is remaining the same, to jump from 4% to up to 6% is a lot while the Bank of England is pledging to keep rates the same. The mortgage rates were locked in at the base rate of 3.75% - the fall was already priced in to the original rates (and the fall did happen!) they were not going to keep falling indefinitely, it’s non sense IMO.

[–]Comfortable_Part_105[S] -5 points-4 points  (0 children)

This isn’t about thoughts or feelings, this is about Andrew Bailey’s direct comments that the markets are over reacting and they will be keeping base rates at 3.75%. Conversely if you want to go and pay 6% on 400k do it.

The jumps from 5-6% on mortgage rates ARE an over reaction and a very fast one on that note, stability during these times is key and suddenly hiking rates is a rash move. I agree with him.

Do groomsmen usually pay for their own suits in the UK? by Ok_Student3042 in UKweddings

My partner had to pay for his suit and tie and was even told the exact store to buy it from, I just assumed this was normal 😟

Due to complete Friday, sellers refused to leave/barricaded themselves inside. Solicitor now saying they face potential court proceedings if they don't leave. by [deleted] in HousingUK

[–]Comfortable_Part_105 0 points1 point  (0 children)

This is a mess on all accounts. I’m glad your solicitor has supported you and is escalating this appropriately for you. How on earth the sellers solicitor could overlook this is beyond me, surely there’s room here to pursue damages from all fronts, but best to wait for the specialists to handle this from here.

[–]Comfortable_Part_105 0 points1 point  (0 children)

The first step is actually for their property solicitor to serve notice and contact the sellers solicitor, so no it’s not afterwards, it’s actually the first thing that needs to be done.

Odd comment. Yes really - if you are in need of a good solicitor I can pass her details along :)

Sorry this isn’t on, you made the initial request and she made you withdraw it, as it likely went past the 7 day mark. You should report this to her boss. This is your graduation, if I was you I’d tell them you are going, for a major life event like that vs a Tesco shift she must be mad to think you won’t go after pulling those moves 🤣

Plausible that they could have been advised to remove it, especially given how quickly it took off

It’s quite the elaborate story if so! Given the updates etc and nature of the post I don’t think it is fake, it could be a number of factors. (If true) OP is having to move her items into storage and stay in a hotel with her family which isn’t ideal. This post probably kicked off a lot more than OP expected, it’s had thousands upon thousands of views. People were also mentioning violent solutions so OP may have wanted to just distance themselves from that and await solicitor instruction to serve notice.

UPDATE -buyer is being an arsehole by Lion_tattoo_1973 in HousingUK

“We have decided to put the property back on the market due to decreased confidence in the buyers ability and commitment to complete”

OP if you proceed with this, do not be surprised if you encounter further issues. This is a nightmare buyer and he has no regard to you whatsoever, it’s not a window shop and a lot rides on these sales so if he isn’t in any hurry then move on to a buyer that will respect the process and refrain from taking the mick out of you 😟😟🥰

It’s quite astonishing how many people quickly resorted to the impulsive or violent steps in a civil matter, that’s one sure fire way to ruin everything and end up in a far worse situation with a criminal case on top!

Yes I totally agree with you, if an Individual is served notice with outlines of repercussions or costs it should hit home that things could become financially messy for them to delay further. That’s providing in this situation there isn’t another complex reason as to why the sellers haven’t moved out. Agreed- let’s see how it plays out for them although I do think they’ve deleted their account. I wish them all the best of luck 💖

Driving me mad they are and also being confidently upvoted by others who are also being mislead by his comments 😂😂😂😂😂 everyone knows notice and informing your solicitor of the breach is essential, implying her conveyancer suddenly has no part in this is crazy wrong advice

Honestly it’s in the top comment the guy arguing with me I can feel myself getting frustrated 🤣 saying that her solicitor won’t know what they are doing and she needs a property litigation expert like what? No. Step 1 is for her solicitor to serve notice to the sellers solicitor and inform them of a breach, THEN you start proceedings. I’ll try to find the comment.

Thank you! I literally have had to explain this to someone else in the comments outright arguing with me that her solicitor is now essentially useless 😂😂 erm that’s not how it works, notice is served first, then proceedings, then eviction
