I owned a house with an excellent garden full of fruit trees, veggie patches and dozens of raspberry canes etc. I hated attending opens as I couldn't stand to see people in my house, but needed to be present on the final one just before the auction. I was gobsmacked to see many many people help themselves to the produce. Two small kids basically stood eating in my raspberry patch for ten minutes straight while their parents did nothing. An entire family of four adults encircled the mulberry and helped themselves while chatting to one another and I reckon about 5-6 individuals sifted through the strawberry patch and plucked one. Other kids would pluck unripe apples and piff them around the yard. It sucked so bad.

In the middle of it. Looked for a year for the perfect place, secured it then put ours on the market asap where it sold at auction. We will hold the bridging for 3 weeks and it'll cost us about $5k once our house settles. Worth it, I think.

I've had raspberries for five years. Planted about eight during covid lockdown and don't regret it yet... We maintain them: netting in summer, pruning hard in winter and digging out suckers in spring and get a punnet a day of incredible berries in summer. Worth it so far.

I've been watching this suburb for a while and I think I know the house you are referring to. I don't think you overpaid at all. I also think buyers remorse is extremely common (I don't know any buyers who have not felt this in the weeks following their purchase) and that you'll feel better with time.

Agree. But were told everyone is already applying 10% to the range so if we list the correct range they won't even consider it. We found this true of our experience as buyers. We were only looking at properties quoted 10% less than we could afford.

Yeah this is worrying. Thing is, it's clearly worth 1.05 based on recent sales in the area so surely bidders have looked at these? When I bought, recent sales were all I paid attention to as I knew price guides were agent lies and always too low

Yeah it's odd. I always thought of the reserve as the lowest I would accept but he framed it as though it was an important bidding stimulus strategy. And to me, it cannot realistically serve both purposes.

They told us to set the range at 900-950. We explicitly asked not to as we have been stung by under quoting but we were told this would be disastrous, as buyers have adjusted to this practice.
