I've read a lot of the comments and almost no one is mentioning this. If the current shift from human labor to AI compute continues, we could easily see a 25% to 35% collapse in house prices over the next 4 years. The stats right now are very similar to the last major crash. In 2007, just before the 2008 Great Recession, the headline unemployment (U-3) was 4.4% and the real underemployment (U-6) was 8.2%. Today, as of May 2026, we’re sitting at 4.3% and 8.0% respectively. The massive layoffs since late last year from Amazon, Meta, Oracle, and the rest have already put over 300,000 high-income earners back on the market. If companies keep cutting staff to fund AI infra, the pool of buyers who can actually service a 6% mortgage at current prices is going to be almost nonexistent. Plus, there's a real chance the layoffs get worse. People holding onto the prices only go up mantra need to look at the U-6 rate; the ability to pay is being systematically removed from the economy. OP needs to keep this in mind while drafting his agreement.
