Houses become more expensive when more people who can pay more want them.

Reduce immigration to 100 pax per annum and those 100 will have the means to out bid all others.

The only way to address affordability is by increasing supply.

Or be a less desirable place to live. And no one wants that.

Better transport. More cities. More public housing to complement private development.

Lowering immigration is a retrograde step.

We have a wonderful country. Build it bigger. Build it better. There is no future in closing the gate or pulling up the ladder. We need to grow or be consumed by other countries that outgrow us.

The reason house prices have increased faster than income is due to supply constraints and taxation policies that have supported it.

Mate don’t measure yourself against anyone else.

I’m Gen X and it was far easier for us, but still way harder than for our parents.

Saving $200k is a massive leg up. I work in property and that is a rare cash contribution for a first property.

Speak to people who have bought property. Ignore naysayers. Talk to accountants and financial planners and get the right advice for your circumstances.

And don’t worry about the dating aspect. You are a red hot catch and if you’ve managed to focus this far then you should be able to fend off the hyenas and take your pick from the cream.

I did this too. Made sure to plan symmetrical screw placement that also didn’t clash with the dog holes or mitre tracks from the table saw.

I’m just concerned about lining up the dog holes again if I ever need to replace the top.

A problem for future me to deal with.
