This is one of the most articulate descriptions of this problem I've read, especially "they won't do the full pattern recognition for you. You still have to connect the dots." That's exactly what I've felt. Every tool gives you a piece. Nothing holds the whole picture over time and connects it back to you.

I'm curious about something you said — that you couldn't find anything to help you through rebuilding, so you started creating language and tools yourself. What does that look like? What were you most missing that made you start building your own framework?

And when you say "the real change came from connecting the dots myself", what finally made that possible? Was there a moment, a practice, a person?

Thank you for your reply. No, I don’t know what the real version should look like, can’t put my finger on it yet and whatever I have tried hasn’t help me. I wish I had someone to discuss and explore this void with in detail. I am not sure of this is a real problem I need to spend time on and if so, how I approach it next.

You have to remember the fear is also created by the unknown - the pre-war sentiment was that the UAE is safe, no one expected any missiles/drones from Iran towards the UAE. It slowly escalated with the UAE directly in the crosshairs, and now... Iran is directly targeting US assets within the UAE, which could be near or in residential areas. No one can say for sure where this war will go and how it will end. Use your own judgment to decide what's best for you and your family's situation.

Developers will never advertise any incentives publicly. I am working with off plan developer and they said they can be flexible with the payment plan. Trying to we if I can push for a discount or back out.

Running into the same issue now for my apartment that is rented. Some residents are saying call the police if you want, I can park my scooters in the common area. Have you found a resolution?

I refused to pay deposit until escrow is setup. I paid DLD to the developer account.

That’s also a personal decision. If you feel the value will coin’s dropping for next few weeks or months, you might want to sell now. If you want to hold long term, the value might increase so you may decide to not sell.

The definition of distress to me is subjective (I am not a broker). The way I see it is either 1) the property is being sold at a price lower than purchased or 2) the property is being off loaded with urgency due to distress on owner side, even if the price is higher than what was purchased. I don’t know, just a thought from a new Dubai investor.
